Key Responsibilities:
Generate daily inspection documentation and weekly summaries of work progress. Serve as the primary liaison with the contractor. Conduct thorough evaluations of plans, specifications, and site conditions, ensuring timely documentation of findings. Assess and authorize Requests for Information (RFI) and project submittals. Promptly notify and document any necessary corrective actions or rejections of work. Alert supervisors immediately regarding issues that exceed routine management capabilities, providing feedback to the design project management team on inconsistencies and conflicts. Proactively identify potential problems and initiate resolution actions with appropriate documentation. Engage in professional negotiations for change orders, ensuring timely completion of reviews. Accurately assess contract quantities and efficiently process progress payment requests. Review and verify invoices and cash flow forecasts. Manage invoice processing and maintain project documentation. Prepare and manage the project closeout process, including drafting the Notice of Completion (NOC). Draft and manage construction field change orders. Evaluate and negotiate contractor cost proposals and field orders. Organize agendas for progress meetings and maintain updated project documentation. Coordinate scheduling for shutdowns, city force work, and site walkthroughs.Required Qualifications:
Bachelor’s Degree in a technical field such as Engineering, Construction Management, Architecture, or a related discipline. Over 15 years of experience in overseeing construction, engineering, or similar technical projects. Demonstrated leadership in project meetings, supervising the work of others, including documentation, administration, and tracking of relevant information and follow-up on action items. Comprehensive oversight of all phases of construction management from procurement through to final occupancy and project closeout.Compensation for this position will be determined based on various non-discriminatory factors, including education, qualifications, experience, and geographic location. The salary range for this role is between $140,000 and $150,000.
