Key Responsibilities:
- Ensure compliance with all Fair Housing regulations and policies.
- Supervise adherence to LIHTC and Section 8 guidelines.
- Oversee the LIHTC Application and Annual Recertification processes.
- Maintain regulatory compliance with funding requirements and reporting obligations.
- Conduct thorough file audits and property inspections while liaising with regulatory bodies.
- Perform semi-annual property evaluations as mandated.
- Develop and present annual operating budgets for client approval.
- Monitor financial performance and marketing strategies to ensure asset viability.
- Complete and submit monthly and quarterly management checklists punctually.
- Make informed recommendations regarding rent adjustments based on market analysis.
- Ensure properties maintain all necessary documentation and compliance materials.
- Guarantee that all units meet established maintenance and aesthetic standards.
- Analyze vacancy rates and turnover statistics to optimize property performance.
- Review financial statements and reports to ensure adherence to budgetary constraints.
- Track service requests to ensure timely completion and resident satisfaction.
- Exhibit professionalism in all interactions with clients, residents, and staff.
- Provide leadership and training to on-site personnel to maximize operational efficiency.
- Respond to inquiries from residents, clients, and vendors in a timely manner.
- Participate in recruitment and hiring processes for on-site staff.
- Ensure all staff meet training and development requirements.
- Evaluate staff performance consistently and document all necessary communications.
- Ensure compliance with safety policies and procedures across all properties.
- Maintain effective communication with clients and supervisors to align with organizational goals.
Additional Duties:
- Enforce community rules and regulations consistently.
- Promote a professional image and adhere to company dress code policies.
- Engage in ongoing training and development initiatives.
Qualifications:
- A minimum of 3 years' experience in affordable housing management, including LIHTC and HUD programs.
- Relevant affordable housing certifications or designations.
- At least 2 years in a leadership role within property management.
- High School diploma or equivalent; a degree in a related field is preferred.
- Real Estate Salesperson License as required by state regulations.
- Valid Driver's License and good driving record.
- Proficiency in English, both written and spoken.
