Position Overview: The Site Maintenance Supervisor is accountable to the Community Leader and is responsible for overseeing all essential tasks necessary to preserve the physical assets of the community, ensuring they remain in optimal condition.

Compensation: $52,000 - $58,240 annually

Property Overview: Home Leasing is actively engaged in revitalizing a collection of underperforming properties. The initiative includes collaborations with various organizations to provide supportive housing options for individuals in need.

Key Responsibilities:

  • Develop and execute a Preventative Maintenance Schedule.
  • Ensure apartments are prepared for new residents in a timely and pristine manner to minimize vacancy losses.
  • Conduct regular inspections and prepare reports detailing property conditions, cleanliness, and maintenance activities.
  • Maintain heating, cooling, and other building systems to guarantee safe and efficient operation.
  • Perform necessary repairs and maintenance on apartments, communal areas, and parking facilities, including routine service requests and seasonal tasks.
  • Manage grounds maintenance, including landscaping and upkeep of outdoor spaces.
  • Review and authorize maintenance invoices.
  • Regularly inspect and maintain all buildings and grounds to uphold cleanliness and safety standards.
  • Keep detailed records of maintenance services, equipment usage, and operational manuals.
  • Supervise Maintenance Technicians as needed.
  • Process work orders and coordinate subcontractor services while ensuring compliance with safety regulations.

Additional Duties:

  1. Perform maintenance on equipment, vehicles, and facilities.
  2. Provide on-call support for emergency situations.
  3. Prepare apartments for new tenants.
  4. Address service requests promptly.
  5. Plan and execute snow removal operations.
  6. Inspect parking areas for cleanliness and safety.
  7. Report any property damage or unusual incidents to the Community Leader.
  8. Monitor and maintain site lighting.
  9. Respond to resident concerns and disturbances.
  10. Maintain accurate records as required.

Qualifications:

Knowledge and Skills: A minimum of a high school diploma is required. Previous experience in property maintenance, including plumbing, electrical work, HVAC, and carpentry, is essential. Supervisory experience is preferred. Strong communication skills and the ability to work collaboratively are necessary.

Physical Demands: The role requires regular use of hands for tool manipulation, frequent standing, reaching, climbing, and lifting up to 75 lbs.

Work Environment: The position involves working in various areas of the property and requires interaction with residents and staff throughout the day.
