Position Overview: The Facilities Operations Manager is responsible for the comprehensive maintenance and engineering management of a premier high-rise residential complex. This property features multiple high-rise structures dedicated to residential living, along with subterranean parking facilities.

Key Responsibilities:

  • Supervise the operation, upkeep, and servicing of the property, including HVAC systems, carpentry, painting, plumbing, swimming pools, electrical systems, and janitorial services.
  • Manage all mechanical equipment and oversee on-site mechanical operations.
  • Develop and maintain essential partnerships with vendors and affiliated properties.
  • Conduct bid processing, contract negotiations, and budget planning.
  • Respond to and fulfill all resident maintenance requests with professionalism and courtesy.

Work Schedule: Monday through Friday, with occasional extended hours for monthly meetings and weekend coverage as required.

Emergency Response: Availability to address emergencies, including floods, fires, and urgent resident issues, 24/7.

Qualifications:

  • Strong hospitality focus, excelling in customer service and maintaining composure under pressure.
  • Excellent organizational skills, initiative, accountability, and a commitment to achieving outstanding results.
  • A minimum of 6 years of leadership experience in a luxury condominium or hotel environment as a Chief Engineer or Building Engineer.
  • Hands-on approach to maintenance tasks, capable of producing reports and managing projects effectively.

Essential Duties:

  • Establish and implement a proactive maintenance program to reduce costly failures and downtime.
  • Conduct daily inspections of major equipment and maintain logs for follow-up.
  • Perform routine preventative maintenance on essential machinery, including pumps, motors, and boilers.
  • Program and monitor computer controls for HVAC systems in common areas.
  • Regularly inspect fire safety and security systems.
  • Possess knowledge of trash compactors, irrigation systems, electrical, plumbing, and elevator operations.
  • Troubleshoot equipment malfunctions and coordinate with partners as necessary.
  • Oversee vendor and subcontractor services to ensure quality control.
  • Ensure compliance with building codes for all alterations and additions.
  • Supervise the Maintenance Assistant and set clear objectives.
  • Assist in budget preparation and maintain accurate financial records.
  • Perform additional responsibilities as required.

Supervisory Responsibilities: This role includes supervision of a team of approximately 5-10 employees, managing recruitment, training, performance evaluation, and addressing employee concerns.

Hospitality and Training:

  • Ensure adherence to brand standards to meet or exceed resident expectations.
  • Create an environment that fosters staff development and potential.
  • Align all staff and business decisions with the brand's mission and values.
  • Maintain a keen eye for detail and uphold operational standards.
  • Demonstrate success in training and implementing high-standard customer service protocols.

Education and Experience:

  • Preferred Engineering Degree.
  • Significant on-the-job experience and a Bachelor's degree required.
  • At least 6 years of experience in hotel or high-rise property engineering.
  • Certifications in HVAC, OSHA, Plumbing, Electrical, and Project Management are advantageous.

Language Skills:

  • Ability to read and interpret safety rules, operating instructions, and procedure manuals in English.
  • Capable of writing routine reports and correspondence in English.
  • Effective communication skills in English for group settings.

Computer Skills:

  • Proficient in Microsoft Word, Excel, PowerPoint, and company-specific software.
  • Familiarity with accounting and payroll systems.
  • Competent in using internet browsers and email programs.
