Key Responsibilities:

  • Supervise the operation, maintenance, and servicing of the properties, including essential systems such as HVAC, plumbing, electrical, and cosmetic enhancements.
  • Lead the maintenance and janitorial teams, ensuring all mechanical equipment and on-site operations are functioning optimally.
  • Develop and maintain strong relationships with vendors and sister properties, overseeing bid processes, contract negotiations, and budget management.
  • Respond to and fulfill all resident maintenance requests with professionalism and courtesy.

Work Schedule: This role typically follows a Monday through Friday schedule, with the possibility of extended hours for Monthly Board Meetings and occasional weekend duties as required.

Emergency Response: The Facilities Operations Manager must be available to address emergencies, including floods, fires, and urgent resident issues, at any time.

Qualifications:

  • A strong commitment to hospitality and customer service, with the ability to remain composed under pressure.
  • Proven organizational skills, initiative, and accountability, with a focus on achieving outstanding results.
  • A minimum of 6 years of leadership experience in a luxury condominium or hotel environment as a Chief Engineer or Building Engineer.
  • Hands-on experience with maintenance tasks and project management, including the ability to generate reports and manage work orders.

Essential Duties:

  • Implement and maintain a proactive preventative maintenance program to reduce costly failures and downtime.
  • Conduct daily inspections of all major equipment, ensuring logs are maintained and follow-ups are executed.
  • Perform routine preventative maintenance on essential systems, including pumps, motors, and emergency generators.
  • Manage computer controls for HVAC systems in common areas and ensure proper chemical balance in swimming pools and spas.
  • Regularly inspect fire safety and security systems to ensure compliance and functionality.
  • Possess a comprehensive understanding of trash compactors, landscape irrigation, electrical systems, plumbing, and elevator operations.
  • Diagnose and troubleshoot equipment malfunctions, collaborating with key partners as necessary.
  • Coordinate and ensure quality control of vendor and subcontractor services.
  • Ensure all building modifications comply with applicable codes and regulations.
  • Oversee the completion of work orders and manage the maintenance team effectively.
  • Assist in budget preparation and financial management, maintaining accurate records of expenses.
  • Participate in after-hours duties and rotations as required.
  • Take on additional responsibilities as needed.

Supervisory Responsibilities: This position supervises a team of approximately 5-10 employees, adhering to company policies and applicable laws. Responsibilities include recruiting, training, performance appraisal, and addressing employee concerns.

Hospitality and Training:

  • Ensure adherence to brand standards to meet or exceed resident expectations.
  • Create an environment that fosters staff development and potential.
  • Align all staff actions and business decisions with the company’s mission and values.
  • Maintain a keen eye for detail and familiarity with operational standards.
  • Demonstrate success in training staff on high-standard customer service protocols.

Education and Experience:

  • Preferred Engineering Degree.
  • Extensive on-the-job experience and a Bachelor's degree are required.
  • At least 6 years of experience in hotel or high-rise property engineering.
  • Certifications in HVAC, OSHA, Plumbing, Electrical, and Project Management are advantageous.

Language Skills:

  • Ability to read and interpret safety rules, operating instructions, and procedure manuals in English.
  • Proficient in writing reports and correspondence in English.
  • Effective verbal communication skills in English, particularly in group settings.

Computer Skills:

  • Proficient in Microsoft Word, Excel, PowerPoint, and relevant accounting and payroll systems.
  • Familiarity with company-issued internet and email programs.
