Job Summary

As a Right of Way Manager with Kinder Morgan, you will be responsible for leading a team of ROW Agents in the Western United States. You will work closely with internal customers, including Operations, Project Management, and KM Commercial Groups, to ensure compliance with company policies and procedures.

Key Responsibilities
  • Direct management of ROW Agents responsible for company property, easement, and lease acquisitions.
  • Ensure compliance with all company and departmental policies and procedures.
  • Mentor staff members in research, review, and analysis of land titles.
  • Work with internal customers to gauge expectations and performance of the ROW Agent group.
  • Acquire right-of-way and other property interests necessary for company facilities.
  • Support ROW Agents with property damage settlements and loss claims.
  • Manage the group's Book of Business by ensuring accurate budgeting and forecasting.
  • Review and ensure accuracy of ROW agent's cost estimates.
  • Support customers and ROW Agents with acquisition of civil permits.
  • Review, prepare, analyze, and interpret Land and Right-of-Way related agreements.
  • Serve as liaison between internal departments, developers, cities, counties, etc.
  • Work with the internal team to resolve encroachments, damage claims, and landowner complaints.
  • Work directly with KM Business Units to support their ROW activities.
  • Ensure Land/ROW compliance of Federal, State, and local regulatory requirements.
  • Plan and coordinate weekly team meetings and quarterly departmental management meetings.
  • Provide safety leadership to staff members and 3rd party ROW agents.
Requirements
  • High School diploma required; College degree a plus.
  • Minimum 6-8 years' experience in performing all aspects of land and right-of-way.
  • Minimum 2 years direct experience overseeing in-house staff or equivalent industry experience.
  • Knowledgeable in all aspects of right-of-way, including project management, acquisition, title, permitting, budgeting, cost forecasting, operation, due diligence, public relations, community outreach, and regulatory issues.
  • Past leadership skills in coaching employees, holding employees accountable, and ensuring solid customer relationships.
  • A satisfactory driving record and a current, valid State driver's license are mandatory.
Preferred Qualifications
  • Active Senior Member of the International Right of Way Association (SR/WA).
  • Knowledgeable of Intrastate and Interstate projects, with a focus on pertinent FERC requirements.
  • Experience with complex project permitting requirements, including relocation projects, negotiations with municipalities, communication and project planning with railroads, and encroachments processes.
