Job Summary

We are seeking a skilled Service and Maintenance Manager to join our team at AIR Communities. As a key member of our property operations team, you will be responsible for ensuring the maintenance and upkeep of our apartment communities, providing exceptional service to residents and team members, and leading a team of maintenance staff.

Key Responsibilities

  • Lead and Develop a Team: Supervise and develop a team of maintenance staff, providing guidance and support to ensure they have the skills and knowledge needed to excel in their roles.
  • Provide Exemplary Service: Deliver exceptional service to residents and team members, responding promptly to maintenance requests and ensuring that all issues are resolved in a timely and professional manner.
  • Manage Property Maintenance: Oversee all aspects of property maintenance, including vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests.
  • Communicate with Management: Effectively communicate property maintenance and capital needs to management, ensuring that maintenance and capital needs are addressed in a timely and efficient manner.
  • Ensure Compliance: Ensure that the property follows AIR operating procedures, guidelines, regulations, and other compliance matters, including those related to Environmental Health & Safety.
  • Manage Budget: Manage the maintenance budget efficiently, maximizing return on investment while maintaining the highest level of quality and customer service.

Requirements

  • Experience: At least 3 years of experience in technical maintenance and facilities management, preferably in property management or a similar industry.
  • Leadership Experience: 1-3 years of experience leading a team of people in customer service and asset maintenance.
  • Qualifications: A reliable mode of transportation, ability to work a flexible schedule, including evenings, weekends, and on-call shifts, comfort with physical activity, and ability to read, write, and speak English.
