Key Responsibilities:
- Team Leadership: Supervise and manage a team of maintenance professionals, providing training, support, and guidance to ensure high-quality work and adherence to safety standards.
- Maintenance Operations: Oversee daily maintenance activities, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems. Ensure all maintenance requests are completed efficiently and to the highest standards.
- Preventive Maintenance: Develop and implement a preventive maintenance program to minimize equipment downtime and extend the life of building systems. Schedule regular inspections and maintenance tasks to prevent issues before they arise.
- Unit Turnovers: Coordinate the preparation of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed in a timely manner and meet the property's high standards.
- Quality Control: Conduct regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition.
- Budget Management: Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budget constraints.
- Vendor Management: Coordinate with external vendors and contractors for specialized repairs, inspections, or improvements. Ensure that all work is completed to the property's standards and within agreed timelines.
- Safety Compliance: Ensure that all maintenance activities comply with local, state, and federal regulations, including safety standards. Promote a safe working environment for the maintenance team and residents.
- Resident Interaction: Respond to residents' maintenance concerns in a prompt and professional manner, ensuring their satisfaction with the resolution of any issues.
- Inventory Management: Maintain an organized inventory of maintenance supplies, tools, and equipment. Ensure that all necessary items are available and reorder supplies as needed.
- Emergency Response: Be on call for emergency maintenance issues, ensuring that urgent problems are addressed quickly to minimize disruption to residents.
Qualifications:
- Education: High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field is preferred.
- Experience: Minimum of 3-5 years of experience in maintenance, with at least 2 years in a supervisory role, preferably within a Class A apartment complex or similar high-end residential environment.
- Technical Skills: Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices.
- Leadership: Proven ability to lead, train, and motivate a team of maintenance professionals, ensuring high performance and adherence to safety standards.
- Communication: Excellent communication skills, both verbal and written, with the ability to interact professionally with residents, management, and vendors.
- Problem-Solving: Strong analytical and problem-solving skills, with the ability to troubleshoot and resolve complex maintenance issues.
- Physical Requirements: Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions.
