Position: Maintenance Worker - Area 4 Float
Classification: Non-Exempt - Maintenance Bargaining Unit
Salary Range: $22.48 - $25.17 per hour
Position Objective:
The main goal of this role is to execute a range of general and semi-skilled maintenance, cleaning, painting, and repair tasks within housing units to prepare them for new occupants. The individual in this position operates under the general oversight of the Foreman or Housing Manager.
Key Responsibilities:
- Prepare vacant housing units for new residents by conducting cleaning and necessary repairs.
- Install and repair various fixtures including vanities, handrails, countertops, and doors.
- Perform basic electrical work, including repairs or replacements of switches, outlets, and light fixtures.
- Utilize painting tools to prepare and paint housing units effectively.
- Conduct routine cleaning tasks such as shampooing carpets and mopping floors.
- Repair or replace plumbing fixtures including toilets and faucets; caulk windows and sinks as needed.
- Remove debris and perform general maintenance tasks.
- Execute minor repairs to drywall and plaster.
- Address plumbing issues including leaks and clogs.
- Conduct routine maintenance on heating and air conditioning units.
- Manage snow removal and maintain outdoor areas as required.
- Respond to service requests promptly.
- Transport materials and tools to job sites using agency vehicles.
- Operate various hand and power tools safely and effectively.
- Receive and interpret work orders and instructions to complete tasks efficiently.
- May lead a maintenance crew, assigning tasks and providing guidance.
Qualifications:
Broad knowledge and experience in maintenance methods, procedures, and techniques are essential. Candidates should possess skills in using various tools and equipment, as well as a basic understanding of plumbing, carpentry, and general maintenance practices. A valid Ohio Driver's License and a good driving record are required.
Physical Requirements:
This position involves exposure to various environmental conditions and requires moderate to heavy physical exertion. The incumbent must be capable of lifting up to 50 lbs and performing tasks that require full body movement.
