POSITION OBJECTIVE

The main goal of this role is to execute a range of general and semi-skilled maintenance, cleaning, painting, and repair tasks within housing units to prepare them for new occupants. The individual in this position operates under the general oversight of the Foreman or Housing Manager.

KEY RESPONSIBILITIES

  1. Assist in preparing vacant housing units for new residents by conducting cleaning and necessary repairs.
  2. Install and/or repair fixtures such as vanities, handrails, countertops, cabinets, doors, windows, and flooring.
  3. Perform routine electrical tasks, including repairs or replacements of switches, outlets, and light fixtures.
  4. Prepare and paint housing units utilizing standard painting tools and equipment.
  5. Conduct general cleaning, including carpet shampooing and floor maintenance.
  6. Repair or replace plumbing fixtures such as toilets and faucets, and perform caulking as needed.
  7. Manage waste removal and maintain cleanliness of the property.
  8. Repair drywall and plaster as necessary.
  9. Handle routine plumbing issues, including leaks and clogs.
  10. Maintain heating and air conditioning units through routine repairs and maintenance.
  11. Perform basic carpentry tasks.
  12. Clear snow and maintain outdoor areas as required.
  13. Respond to service requests in a timely manner.
  14. Transport materials and tools to job sites using agency vehicles.
  15. Utilize various hand and power tools safely and effectively.
  16. Receive and execute work orders while maintaining accurate records.
  17. May lead a team of maintenance workers, assigning tasks and providing guidance.
  18. Perform additional duties as assigned.

QUALIFICATIONS

Comprehensive knowledge and experience in maintenance practices, including plumbing, carpentry, and general repairs. Proficiency in using various tools and equipment is essential. Ability to work independently and follow safety protocols is required. Strong communication skills and the ability to work collaboratively with others are necessary. A valid Ohio Driver's License and a clean driving record are mandatory.

WORK ENVIRONMENT AND PHYSICAL DEMANDS

This position involves exposure to various environmental conditions and requires moderate to heavy physical exertion. Candidates must be capable of performing tasks that involve standing, bending, climbing, and lifting. Normal vision is required for operating tools and equipment safely.
