Position: Maintenance Worker - Area 4 Float

Classification: Non-Exempt - Maintenance Bargaining Unit

Salary Range: $22.48 - $25.17

Objective of the Role

The primary goal of this role is to execute a range of general and semi-skilled maintenance, cleaning, painting, and repair tasks for housing units, facilitating their readiness for new occupants. The individual in this position operates under the general oversight of the Foreman or Housing Manager.

Key Responsibilities

  1. Prepare vacant housing units for new tenants by conducting cleaning and necessary repairs.
  2. Install and repair various fixtures such as vanities, handrails, countertops, and doors.
  3. Perform basic electrical work, including repairs and replacements of switches and outlets.
  4. Execute painting tasks using standard equipment like rollers and sprayers.
  5. Conduct general cleaning duties, including carpet shampooing and floor waxing.
  6. Repair or replace plumbing fixtures such as toilets and faucets.
  7. Manage routine repairs to drywall and plaster.
  8. Handle basic plumbing tasks, including leak repairs and unclogging drains.
  9. Perform maintenance on heating and air conditioning units, ensuring proper function.
  10. Maintain the grounds by removing snow and cleaning gutters as needed.
  11. Respond to service requests and transport necessary materials to job sites.
  12. Utilize various hand and power tools for maintenance tasks while ensuring they are kept in good condition.
  13. Complete work orders and maintain accurate records of tasks performed.
  14. May lead a team of maintenance workers, assigning tasks and providing guidance.

Qualifications

Broad knowledge and experience in maintenance practices, including plumbing, carpentry, and general repair techniques. Ability to work independently and as part of a team, with effective communication skills. Must possess a valid Ohio Driver's License and maintain a good driving record.

Physical Requirements

This position involves exposure to various environmental conditions and requires moderate to heavy physical exertion. The role necessitates the ability to stand, bend, climb, and lift up to 50 lbs. Normal vision is required for operating tools and equipment safely.
