Role Objective
The Financial Operations Associate will play a crucial role in supporting Wellings Capital's post-investment activities and internal financial governance. This position is essential for the accurate and timely management of financial documentation and reporting, thereby bolstering the firm's financial integrity and overall success.

Job Type
Full-time (40 hours/week), salaried position. Flexibility to work remotely 2-3 days per week is available, though the candidate must reside in the Lynchburg, VA area and will be required to work in the office for the remaining days.

Compensation
Base salary range: $55,000-$65,000 per year

Key Responsibilities
Initial 90 Days:
- Process and categorize a minimum of 10 invoices monthly with an accuracy rate of 90% or higher within two weeks of receipt.
- Complete the post-investment compliance checklist for at least one investment within five business days of closing.

Ongoing Duties:
- Manage accounts payable for all Wellings entities.
- Review monthly and quarterly financial reports from operators, comparing them to budget forecasts and engaging with operators for additional insights as necessary.
- Assist the Director of Finance & Accounting with quarterly reporting.
- Distribute monthly current pay invoices and process draw requests for preferred equity investments.
- Complete compliance checklists for investments post-close.
- Analyze projections and actual results from operators alongside DCF models from third-party valuation firms quarterly.
- Collaborate with third-party valuation firms to ensure timely completion of valuations within ten business days of quarter-end.
- Support the Director of Finance & Accounting in liaising with external tax teams for information requests, data analysis, and necessary filings.
- Assist with annual audits of various investment vehicles.
- Undertake ad-hoc tasks as assigned by the finance team.
- Maintain consistent follow-up and follow-through on tasks.

Qualifications
- Minimum of one year of experience in accounting or finance, preferably within real estate or private equity sectors.
- Bachelor's degree in accounting, finance, or a related discipline.
- Familiarity with GAAP (Generally Accepted Accounting Principles) and relevant tax regulations is advantageous.
- Exceptional organizational skills with the ability to manage multiple tasks while maintaining accurate records.

Communication Skills
Must exhibit clear and effective written and verbal communication skills for interactions with investors, auditors, CPA firms, third-party valuation firms, operating partners, and internal stakeholders.

Work Environment
Proven ability to work independently in a fast-paced setting, demonstrating effective time management and organizational skills. Must be comfortable with technology and willing to learn new platforms as needed.

Preferred Technical Proficiency
Experience with platforms such as Zoom, Google Suite, Asana, Microsoft Office Suite, and Adobe Acrobat Pro is ideal.
