Position Overview:

We are currently looking for a Maintenance Technician for our Washington Estates community. This role involves performing general grounds and lawn upkeep, alongside basic repairs for homes within the community, with a commitment of 40 hours per week.

Key Responsibilities:
  • Maintain homes and community areas to ensure they are in excellent condition.
  • Execute work orders efficiently and communicate status updates to the Community Manager.
  • Foster positive relationships with residents, prospective residents, visitors, and team members through courteous interactions.
  • Identify deficiencies using established procedures and take prompt action with Community Manager approval.
  • Ensure the community grounds are well-kept, including regular lawn care tasks such as weeding, raking, planting, and trimming.
  • Manage waste disposal on community grounds to uphold a clean and appealing environment.
  • Conduct snow removal as necessary, utilizing appropriate equipment.
  • Report any residents not adhering to waste disposal guidelines to the Community Manager.
  • Perform regular inventory checks of maintenance supplies and equipment, notifying the Community Manager of any needs.
  • Keep garage and storage areas organized and presentable.
  • Maintain all maintenance and grounds equipment in good condition.
  • Adhere to health and safety regulations to minimize accidents and protect all stakeholders.
  • Conduct seasonal maintenance services in a timely manner.
  • Be available for on-call duties as required.
  • Assist in refurbishing community-owned homes.
  • Manage repairs and maintenance of community water and sewer lines.
  • Carry out additional tasks as assigned.

Qualifications:
  • Minimum of 2 years of maintenance experience preferred.
  • High School Diploma or GED preferred.
  • Strong customer service skills are essential.
  • Valid driver's license with a clean driving record and insurability under company policy.
  • Knowledge of plumbing, electrical systems, appliance repairs, HVAC, and carpentry is beneficial.
  • Ability to provide personal tools may be required.
  • Physical capability to bend, stretch, twist, and walk continuously, including accessing confined spaces.
  • Ability to operate maintenance and other relevant equipment.
  • Capacity to lift or move up to 75 pounds.
  • Ability to perform job duties efficiently with minimal supervision.
  • Tolerance for exposure to various chemical compounds is necessary.

Compensation and Benefits:
This is a full-time position offering competitive compensation. Benefits include medical, dental, and vision insurance, paid time off, life insurance, and a 401K plan.

Work Schedule:
  • 8-hour shifts
  • On-call duties as needed

Experience Requirements:
  • Landscape maintenance experience of 2 years is preferred.

Licenses/Certifications:
  • Driver's License is required.

Relocation:
  • Relocation may be necessary before commencing work.

Work Location:
In-person.
