Job Summary

We are seeking a highly skilled and experienced Renovation/Project Site Manager to join our team at The Crossings at One. The ideal candidate will have a strong background in renovation, maintenance, or construction, with excellent leadership and organizational skills.

Key Responsibilities
  • Oversee renovations and capital improvement projects at multiple multi-family residential communities
  • Purchase, receive, store, and distribute materials
  • Conduct regular field visits to ensure scheduled progress and quality standards are met
  • Maintain and track inventory, as well as manage tools, equipment, and vehicles
  • Research and identify products and materials that meet company needs and budget
  • Assist the Renovations/Capital Management team in various field roles as needed
Essential Duties and Responsibilities
  • Create comprehensive material lists for renovation ordering
  • Purchase supplies, materials, and parts for the company
  • Maintain knowledge of trends, prices, buyers, and delivery conditions to anticipate future material availability
  • Coordinate orders and deliveries to meet various schedules and project timelines
  • Negotiate with vendors for optimal cost and delivery times
  • Maintain a purchase order system and track unit assignments for material purchases
  • Collaborate with sales, customer service, and logistics departments to maximize efficiency in purchasing and inventory control
  • Communicate with suppliers to resolve problems related to delivery, quality, price, or conditions of sale
  • Verify delivery accuracy and track invoice accuracy
  • Develop and implement policies and procedures related to purchasing and inventory control
  • Maintain material storage and equipment areas to ensure they are neat, clean, and professional
  • Maintain a master inventory database of tools, equipment, and vehicles owned by the company
  • Perform quarterly audits at each property to ensure company-owned tools, equipment, and vehicles are accounted for and properly maintained
Qualifications
  • Minimum 2 years' experience in renovation, maintenance, or construction, or equivalent experience working with relevant materials
  • Knowledge of general construction, mechanical, electrical, plumbing, tile, carpentry, and building
  • Knowledge of construction and maintenance material uses and costs
  • Proven negotiating skills
  • Excellent time management skills with a proven ability to meet deadlines
  • Strong analytical and problem-solving skills
  • Ability to multi-task, with strong organizational skills and attention to detail and quality
  • Ability to lift up to 50lbs and work outdoors for extended periods
  • Excellent verbal and written communication skills, with a process improvement-oriented mindset
  • Computer literacy in Excel, Word, and Windows
  • Ability to exercise tact, courtesy, and ethics when dealing with vendors, co-workers, and customers
