Job Title: Apartment Turn SupervisorThis position is primarily responsible for overseeing the preparation of vacant apartments for new residents. The successful candidate will act as a liaison between departments, ensuring a smooth transition from vacant to occupied units.
Key Responsibilities:- Coordinate with the Renovations Department to ensure timely completion of units under construction.
- Inspect vacant units to identify necessary repairs and maintenance.
- Develop and implement a plan to complete repairs and maintenance in a timely manner.
- Collaborate with the Maintenance Department to ensure all necessary work is completed.
- Communicate with the General Manager and Maintenance Manager to ensure accurate updates to the make-ready board.
- Walk finished units with leasing consultants to ensure completion and accuracy.
- Ensure all turns meet completion date deadlines to facilitate timely resident move-ins.
- Assist in the inspection process, including meeting inspectors for rough and final inspections.
- Participate in snow removal, building maintenance, grounds clean-up, and other tasks as assigned by management.
- Indirectly supervise Turn Team employees within the Maintenance department.
- Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Train employees, plan, assign, and direct work, and appraise performance.
- High school diploma or general education degree (GED), or three to six months related experience and/or training, or equivalent combination of education and experience.
- Computer skills required: Microsoft Word & Excel, Outlook.
- Other skills required: Carpentry, appliance repair, plumbing experience, minor electrical experience, knowledge of painting, sheetrock repair, etc.
