Job Title: Apartment Turn Supervisor

This position is primarily responsible for overseeing the preparation of vacant apartments for new residents. The successful candidate will act as a liaison between departments, ensuring a smooth transition from vacant to occupied units.

Key Responsibilities:
  • Coordinate with the Renovations Department to ensure timely completion of units under construction.
  • Inspect vacant units to identify necessary repairs and maintenance.
  • Develop and implement a plan to complete repairs and maintenance in a timely manner.
  • Collaborate with the Maintenance Department to ensure all necessary work is completed.
  • Communicate with the General Manager and Maintenance Manager to ensure accurate updates to the make-ready board.
  • Walk finished units with leasing consultants to ensure completion and accuracy.
  • Ensure all turns meet completion date deadlines to facilitate timely resident move-ins.
  • Assist in the inspection process, including meeting inspectors for rough and final inspections.
  • Participate in snow removal, building maintenance, grounds clean-up, and other tasks as assigned by management.
Supervisory Responsibilities:
  • Indirectly supervise Turn Team employees within the Maintenance department.
  • Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Train employees, plan, assign, and direct work, and appraise performance.
Qualifications:
  • High school diploma or general education degree (GED), or three to six months related experience and/or training, or equivalent combination of education and experience.
  • Computer skills required: Microsoft Word & Excel, Outlook.
  • Other skills required: Carpentry, appliance repair, plumbing experience, minor electrical experience, knowledge of painting, sheetrock repair, etc.
