About the Role:
The Senior Construction Superintendent plays a pivotal role in overseeing and managing all aspects of field operations executed by subcontractors and vendors in the construction of high-density residential and mixed-use developments. Reporting directly to the General Superintendent or Vice President of Construction, this position collaborates closely with the Project Manager and other team members to ensure projects are completed safely, on time, and to the highest quality standards.

Key Responsibilities:
  • Directly supervises Assistant Superintendents, Punch Carpenters, and Laborers.
  • Establishes and maintains effective working relationships with building officials and inspectors, ensuring all necessary inspections and testing are scheduled.
  • Identifies potential project risks and communicates recommendations to the Project Manager regarding safety, subcontractor issues, site conditions, and scheduling.
  • Monitors the performance of all trades and laborers, ensuring compliance with project specifications.
  • Reviews and approves subcontractor and vendor payment requests prior to final billing.
  • Issues notices to non-performing subcontractors and coordinates necessary terminations and replacements.
  • Prepares and manages punch lists, ensuring all tasks are completed before inspections and acceptance of the project.
  • Conducts inspections of subcontractor work to verify adherence to contractual obligations and quality standards.
  • Develops and updates project schedules, distributing updates to subcontractors and the project team to ensure timely completion of tasks.
  • Facilitates weekly safety meetings and maintains records of discussions and decisions made.
  • Oversees the ordering, delivery, and storage of materials essential for project completion in line with the schedule.
  • Ensures compliance with safety policies and manages site conditions to uphold a safe working environment, in accordance with OSHA regulations.
  • Reviews project plans to identify discrepancies and recommends solutions.
  • Ensures that all non-contracted duties are fulfilled through appropriate means.
  • Maintains organized documentation in accordance with company policies.

Qualifications:
  • A Bachelor's Degree in Construction Management, Engineering, Architecture, or a related field is preferred. Ten years of relevant experience may substitute for formal education.
  • A minimum of 10 years of experience in the multi-family construction sector, with a focus on supervising high-density residential and mixed-use projects, is essential.
