Job Summary

This position is responsible for overseeing all site construction activities, ensuring the highest quality, supervising trade and field personnel, administering good construction safety practices, and successfully completing the project on schedule and within budget.

Key Responsibilities
  • Assist the General Superintendent in developing, updating, and maintaining the project schedule, including a master schedule, 60-day look ahead schedules, and two week look ahead schedules.
  • Implement and maintain corporate safety program requirements in all day-to-day operations on the project.
  • Understand and communicate material delivery dates to the project superintendent for preparation of contract items lists and shop drawing schedules.
  • Attend weekly foreman and superintendents meetings.
  • Prepare daily construction reports in a thorough and timely manner.
  • Establish and maintain risk controls.
  • Attend weekly meetings with the project team for updates on fieldwork status and communication of issues requiring input or action from others.
  • Establish a system of document control to ensure work is installed in accordance with the latest design documentation and approved shop drawings.
  • Communicate issues requiring additional information from designers to the project manager for issuance of RFI's.
  • Assist in preparation of the monthly status report to be submitted to the client.
  • Ensure required permits and approvals from jurisdictional agencies are secured, posted, and renewed as required prior to starting work.
  • Work in partnership with the project manager to identify and address issues of constructability or lack of scope during the preconstruction phase.
  • Participate in development and final review of scope, buy-out, and schedule.
  • Research, review, and address owner, landlord, city/state requirements or procedures to avoid project delays, ensure safety, and/or ensure client satisfaction.
  • Develop a comprehensive understanding of project strategy and commitments, including financial goals, scheduling, logistics, phasing, milestones, and inspections.
  • Oversee all daily field operations to ensure proper site safety, construction, progress, quality control, and a clean site.
  • Work in partnership with the project manager to maintain an updated and accurate project schedule that reflects changes in project status and meets cost and time requirements.
  • Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors, instilling this philosophy in the project team at all times.
  • Maintain and review the punch list process to ensure all items are addressed and executed in a timely manner.
Qualifications and Skills
  • Requires an Engineering, Construction Management, or related Bachelor's degree, or equivalent years of related experience.
  • Requires 7+ years of experience working on core/shell projects. Previous hotel experience is a plus but not necessary.
  • Requires a working knowledge of various construction disciplines, union agreements/jurisdiction, cost control, scheduling, safety regulations, engineering drawings, and other documents required.
  • NYC Buildings Construction Superintendent License.
  • 10-Hour OSHA and 30-Hour OSHA Construction Safety and Health Certificate.
  • 4-Hour Supported Scaffold User Certificate.
