Job Overview

We are looking for a skilled Property Operations Manager to oversee the efficient management of our client's facilities. This role involves acting as the primary on-site operations leader, collaborating closely with the Assistant General Manager to ensure the effective operation, upkeep, and long-term sustainability of the property’s physical assets.

Key Responsibilities:

  • Implement policies and procedures to maintain a safe, clean, and well-managed environment that enhances customer satisfaction.
  • Oversee the maintenance of all physical assets, ensuring they meet required standards while being cost-effective.
  • Manage the work order system to allocate tasks efficiently, promoting accountability and productivity among staff.
  • Prepare and oversee multi-year capital and operational budgets, identifying strategies for expense control.
  • Ensure compliance with organizational rules and regulations during construction projects.
  • Coordinate with tenants regarding utilities and site conditions.
  • Execute preventative maintenance programs and ensure vendor compliance with maintenance contracts.
  • Maintain an inventory of repair and spare parts.
  • Monitor safety systems to ensure compliance with codes and timely inspections, maintaining all necessary documentation.
  • Analyze utility consumption and rates, leveraging building control technologies to optimize efficiency.
  • Direct site operations in alignment with industry guidelines and regulations.
  • Work alongside the Assistant General Manager to develop team members while ensuring adherence to company policies.
  • Build and maintain relationships with contractors, vendors, and tenants to achieve property goals.
  • Manage facility operations during emergencies to ensure the safety of all stakeholders.
  • Perform additional duties as required.

Qualifications:

  • Associate's or Bachelor's degree preferred, with training in mechanical systems.
  • A valid driver's license is required.
  • 7+ years of experience in property, facilities, or construction management is preferred.
  • 3+ years of supervisory experience in managing building maintenance teams.
  • In-depth knowledge of commercial building systems, including HVAC, plumbing, electrical, and fire protection systems.
  • Strong interpersonal skills and the ability to build relationships.
  • Excellent project management, organizational, and problem-solving abilities.
  • Proficient in financial analysis, budgeting, and forecasting.
  • Effective communication skills for supervising and training teams.
  • Ability to adapt to a dynamic work environment.
  • Proficient in Microsoft Office and other relevant software.
  • Industry certification is preferred.
  • Completion of the OSHA General Industries 30-hour course is preferred.
  • Hands-on experience in on-site operations management with strong troubleshooting skills.
  • Experience managing both outsourced vendors and in-house teams effectively.
