About the Role

We are seeking an experienced and skilled professional to join our team as an Assistant Vice President, Property Management and Operations. This role will be responsible for coordinating and managing all aspects of KU Endowment's property-related matters, including real estate, facilities, and asset management.

Key Responsibilities
  • Property Management: Assist in managing approximately 254 farm units composed of nearly 50,000 acres of farmland in 50 counties, working under the policy guidance established by the Property Management Committee.
  • Mineral Leasing and Management: Directly involved in mineral leasing, Division Orders, and transfers, overseeing the receipt and deposit of mineral rentals, royalties, and working interest payments for approximately 350 active oil and gas interests in Kansas and around 225 in Texas, Oklahoma, and Wyoming.
  • Real Estate and Facilities Management: Has primary responsibility for real estate-related insurance coverages and property-related liabilities and claims, managing various types of insurance policies, including property package, art and book collections, automotive, general and umbrella liability, and special coverages for the building industry related to KU construction projects.
  • Tax Management: Oversees property and mineral taxes on real property, biannual market value calculations, and insurance value calculations, analyzing tax appraisals and preparing applications for tax abatement as appropriate.
  • Facilities Planning and Management: Participates in planning of facilities with user groups, selecting architects and general contractors for bid participation, drafting and granting contracts with emphasis on risk management, tax, and insurance considerations, maintaining construction budgets, processing construction invoices, acceptance of completed projects, and transferring ownership or custody upon completion as appropriate.
  • Gift Acceptance and Management: Assists with the acceptance of gifts, devises, and other grants of real estate, ensuring quality of title and recording of conveyances, attention to environmental hazards, managing leasing portfolio with the University and private entities, building upkeep and maintenance, sale of real estate when appropriate, or grants to University when appropriate.
  • Commercial Development: Assists with the commercial development activities of Endowment, working with brokers and asset class developers, negotiating and managing commercial leases, managing design guidelines and care for Endowment-owned property and common areas.
  • Collaboration and Communication: Works with the Facilities staff responsible for KU Endowment's building and grounds, ensuring effective communication and collaboration to achieve the organization's goals.
Requirements
  • Education: Bachelor's degree in a relevant field, such as real estate, business, or a related field.
  • Experience: 5-7 years of experience in property-related fields, with supervisory experience preferred.
  • Skills: Proficiency in Microsoft Office Suite, with a basic understanding of real estate transactions, design and construction contracting, and basic knowledge of agriculture, business, or related fields.
