Maintenance Director Job Description

At Bethesda Group, LLC, we are seeking a highly skilled and experienced Maintenance Director to join our team. As a key member of our facilities management team, you will be responsible for ensuring the safety, comfort, and well-being of our residents by maintaining our community's physical assets.

Key Responsibilities:
  • Respond to work orders in a timely and positive manner to ensure resident comfort.
  • Maintain accurate logs of safety equipment, including fire alarms, fire extinguishers, and emergency response systems.
  • Monitor and repair electrical, mechanical, HVAC, plumbing, sprinkler, and emergency lighting systems to ensure safe working order.
  • Ensure proper chemical balance in pool and/or spa, if available.
  • Paint rooms and touch-ups as needed.
  • Maintain an inventory of housekeeping and maintenance supplies and place orders as needed.
  • Inspect rooms and common areas on a weekly basis to ensure safety and cleanliness.
  • Maintain grounds to reflect an open and welcoming impression.
  • Maintain confidentiality of resident personal information and protect and support resident rights.
  • Schedule and assign housekeepers and maintenance assistants.
  • Appraise the work of staff under supervision and provide expectations for improvement.
  • Perform all other duties as assigned or required.
Qualifications:
  • Knowledge of local, state, and federal regulatory systems for safety and facilities management.
  • Knowledge of housekeeping cleaning principles and procedures.
  • Ability to make minor and major repairs and paint.
  • Interpersonal skills to communicate with residents and staff.
  • Must show compassion and genuinely care for the elderly.
  • Must be knowledgeable of the policies and procedures of MSDS sheets on hazardous materials and able to explain to staff.
  • Ability to train staff and residents in fire safety and emergency preparedness.
  • Must be able to lead a team and prioritize workload as emergencies arise.
  • Must be able to effectively communicate with vendors, contractors, and emergency personnel.
  • Knowledge of use of hand tools, tractors, lawn equipment, carpet cleaners, and other housekeeping and maintenance equipment.
  • Ability to use Microsoft Office Suite and other software appropriate to maintenance and housekeeping.
  • Must maintain a current driver's license and comply with all requirements of Bethesda's Auto Policy.
  • TELS Masters Course completion within 30 days of hire date.
  • Demonstrates a SERVANT heart and attitude by following our Mission Statement.
Working Environment/Physical Requirements:

Moderate physical activity is required by handling objects up to 50 pounds occasionally and/or up to 20 pounds frequently. Must be able to bend, stoop, and manage bulky objects. This position requires working and driving in inclement weather, being on call 24 hours a day, and responding to emergencies in a timely manner.
