Key Responsibilities:

The SPE will function as the Project Manager (PM) for smaller projects while simultaneously gaining experience as a junior PM on larger assignments under the guidance of a current PM. This role is designed for internal career advancement, aimed at those who have acquired the necessary expertise and experience to begin overseeing their own smaller projects. Candidates promoted to this role are expected to have excelled in their previous position as a Project Engineer (PE).

Qualifications:

  • Bachelor's Degree from an accredited institution or equivalent professional experience; a combination of education and work experience may be considered.
  • Preferred: BS in Engineering, Architecture, or Construction Management.
  • Ability to manage multiple small to mid-sized commercial construction projects concurrently, ensuring financial responsibility, adherence to timelines, and quality standards.
  • Assist in the preconstruction phase and planning as needed.
  • Serve as the primary liaison for clients, owners, architects, and project teams.
  • Draft project subcontracts and develop all necessary contract documentation.
  • Utilize procurement processes to manage and maintain executed contracts.
  • Monitor and comprehend all necessary permits; review feedback and implement changes for subcontractors.
  • Submit requests for surety bonds.
  • Ensure job-specific Certificates of Insurance (COI) are maintained and updated throughout the project duration.
  • Revise construction schedules based on input from project teams, subcontractor progress, and material deliveries, with oversight from the PM.
  • Employ Microsoft Project to assist superintendents in creating a three-week look-ahead project schedule.
  • Ensure compliance with all safety protocols as communicated by the Rand Construction Safety Manager.
  • Support the PM with project controls, including schedules, RFIs, and submittals.
  • Compile change order pricing and revisions.
  • Establish and maintain a project directory that includes all relevant authorities and access rights.
  • Review and refine tracking logs.
  • Oversee the completion of punch lists.
  • Review and approve subcontractor invoices.
  • Mentor and train Project Engineers.
  • Foster positive relationships with subcontractors.
  • Participate in candidate interviews as required.

Preferred Skills:

  • Understanding of project management principles and sequencing.
  • Familiarity with field trades responsibilities.
  • Negotiation skills with subcontractors.
  • Strong time management abilities.
  • Excellent analytical and quantitative skills.
  • Ability to cultivate and maintain positive relationships with clients, building owners, managers, consultants, architects, and colleagues.
  • Knowledge of contracts and legal agreements.
  • Basic understanding of financial principles, including job costing, revenue, budgets, and cash flow.
  • Proficiency in computer applications, including Microsoft Office, Microsoft Project, and Procore.
  • Strong written and verbal communication skills.
  • Must possess a valid driver's license and reliable transportation; travel may be necessary.
