Position Summary

The Leasing Specialist plays a crucial role in supporting the Property Manager to ensure optimal occupancy levels of the assigned property, thereby maximizing financial performance in alignment with the marketing and leasing strategies as well as the owner’s objectives. This position is also responsible for ensuring that all residents enjoy a clean, safe, and well-maintained living environment.

Key Responsibilities

  1. Marketing & Leasing
    • Assist in developing and implementing marketing and advertising strategies while evaluating their effectiveness.
    • Maintain an up-to-date understanding of the property market through research and analysis, providing recommendations to stay competitive.
    • Respond to leasing inquiries and conduct property showings in compliance with company policies and Fair Housing regulations.
    • Ensure that model apartments and available units are prepared for showings and move-ins.
    • Effectively communicate the features and benefits of the property to prospective residents.
    • Process application documents in accordance with company policies and Fair Housing laws.
    • Assist in coordinating lease agreements and move-in documentation, as well as managing rent collection and delinquency issues.
    • Help prepare weekly and monthly performance reports.

Administrative Duties

  • Manage phone inquiries and schedule property showings and appointments.
  • Distribute community or company notices as needed.
  • Assist in generating and tracking renewal notices, following up with residents as necessary.
  • Maintain relationships with vendors and service providers associated with the property.

Additional Responsibilities

  • Represent the company professionally at all times.
  • Maintain proficiency in company software and technology.
  • Document all resident communications as required.
  • Stay informed about fair housing laws and ensure compliance with all company policies.
  • Perform other tasks as assigned by the Supervisor.

Qualifications

  1. Knowledge of leasing, maintenance, marketing, and resident retention practices.
  2. Strong interpersonal skills and the ability to collaborate effectively with others.
  3. Excellent verbal and written communication abilities.
  4. High School diploma or equivalent.
  5. Proficiency in PC systems and Microsoft Office; ability to work with cloud-based leasing management software.

Work Schedule

Flexible hours are available, typically Monday through Friday, with the potential for some weekend shifts.
