Position Title: Senior Construction Cost Analyst

Role Overview: As a key member of our team, you will be responsible for generating comprehensive cost assessments for construction projects based on architectural plans and specifications. You will play a crucial role in communicating project bids and defining scopes of work.

Reporting Structure: This position reports to the Lead Cost Analyst, Senior Cost Analyst, or Preconstruction Director.

Core Responsibilities:

  • Conduct thorough quantity take-offs and analyses to prepare detailed cost estimates for all elements within the designated scope.
  • Compile and present bids and proposals for various contract types, including Lump Sum, Guaranteed Maximum Price (GMP), and Cost Plus.
  • Oversee document management for projects, ensuring proper receipt of drawings and specifications while maintaining an organized file structure for distribution.
  • Utilize effective procurement strategies and technologies to guarantee high-quality materials and services are available on-site as needed.
  • Act as the primary liaison among subcontractors, design teams (architects, engineers, consultants), and clients, managing information flow and subcontractor relationships.
  • Facilitate constructability reviews through collaboration with project teams, designers, and the subcontractor market.
  • Conduct value analysis studies to identify cost-effective alternatives to the proposed project scope.
  • Ensure a comprehensive understanding of all factors necessary for a complete trade package scope, including contract documents, site logistics, scheduling, coordination, and methods.
  • Collaborate with Operations staff and fellow estimators to accurately address General Conditions and Requirements in the cost estimate.
  • Prepare scope requisitions for assigned trades and work with the project team to identify and resolve scope gaps and overlaps.
  • Perform comparative analyses against previous estimates for the assigned scope.
  • Evaluate subcontractor proposals in relation to their scope of work, documenting findings in a Bid Recording Sheet and participating in Post Bid Reviews.
  • Manage action items from Post Bid discussions and finalize subcontract scopes, making recommendations for contract awards.
  • Supervise Assistant Estimators and/or Interns as assigned.
  • Familiarity with iTWO costX software is preferred.

Qualifications: A Bachelor's degree combined with a minimum of 10 years of relevant experience, or an equivalent combination of education and experience. Strong written and verbal communication skills are essential, along with proficiency in computer applications, including Microsoft Office Suite. Ability to interpret contract documents, drawings, specifications, scopes of work, and project schedules is required. Demonstrated leadership and interpersonal skills are necessary.

Physical Requirements: This role requires the physical ability to occasionally climb stairs and ladders, navigate construction sites, and perform tasks that may involve balancing, stooping, kneeling, or crawling. The position may also require the use of construction personnel hoists. Specific vision abilities needed include close vision, peripheral vision, depth perception, and the ability to adjust focus. Regular tasks will involve using hands to handle objects, tools, or controls, as well as sitting, talking, hearing, and standing. Employees may occasionally lift and/or move up to 50 pounds.

Work Environment: The work environment may vary between an office setting and on-site at construction locations. Reasonable accommodations may be made for individuals with disabilities. In the office, noise levels are typically quiet to moderate, while on-site, employees may encounter moving mechanical parts, high places, fumes, and varying weather conditions. Noise levels on-site can range from moderate to very loud.
