Key Responsibilities
  • Oversees the daily maintenance operations of the property.
  • Assists the Business Manager in the recruitment and selection of maintenance personnel.
  • Directs and supervises the daily activities of the maintenance crew, including work scheduling, task assignment, workflow monitoring, performance evaluation, and progress appraisal.
  • Collaborates with the Business Manager to determine and implement employee performance actions, including promotions, raises, and disciplinary measures.
  • Schedules, monitors, and executes preventative maintenance and apartment turnovers.
  • Leads the on-site maintenance team and engages in diagnosing and repairing issues related to HVAC, electrical systems, plumbing, swimming pools, carpentry, drywall, exterior structures, and appliances.
  • Addresses resident maintenance requests promptly and professionally.
  • Conducts inspections of apartments before and after occupancy, as well as post-turnover.
  • Ensures daily inspections of swimming pool and fitness facilities.
  • Inspects property grounds and buildings to maintain safety and cleanliness, alerting the maintenance team to necessary repairs.
  • Manages vendor selection and relationships to ensure quality service delivery.
  • Obtains bids from external contractors and oversees their work for completeness.
  • Prepares, implements, and monitors the maintenance budget while ensuring cost control.
  • Encourages participation in company-sponsored training programs and ensures that subordinate staff attend required training sessions.
  • Participates in company-provided training on fair housing, safety, non-discrimination, and harassment prevention.
  • Adheres to all company standards, health and safety regulations, and applicable local, state, and federal laws.

Qualifications

  • High School diploma or equivalent required.
  • A minimum of 5 years of experience in property management maintenance or related fields is necessary.
  • Proficient in reading, writing, understanding, and communicating in English.
  • Familiarity with personal computers and proficiency in Microsoft Word and Excel, along with property management tracking systems.
  • Ability to operate general office equipment, including telephones, fax machines, printers, copiers, and key/Handy track systems.
  • Exceptional customer service and interpersonal skills; ability to engage effectively with others.
  • Intermediate verbal and written communication abilities.
  • Strong organizational and time management skills.
  • Ability to read and interpret budgets.
  • Understanding of federal fair housing laws and relevant local housing regulations.
  • Ability to maintain confidentiality.
  • Required Licenses: Valid driver’s license and automobile insurance.
  • Preferred certifications include EPA Certification (Type I and II), HVAC Certification, CPO certification (pool), and any other licenses or certifications mandated by state law.
