Position Overview

As a Procurement Specialist at Taylor Morrison, you will play a crucial role in recognizing the value of products being sourced; engage in negotiations and finalize agreements with contractors while ensuring precise contract execution. The Procurement Specialist will possess the expertise to oversee categories related to finishes and will be adept at thoroughly analyzing these categories to provide insights to Purchasing leadership.

Key Responsibilities

  • Oversee the complete bidding process, from initial setup through negotiation, award, and contract finalization with suppliers and service providers.
  • Negotiate and finalize contract details, producing and tracking Trade Partner & Vendor agreements.
  • Utilize Should Costs techniques, a collaborative approach to traditional bidding, ensuring transparency in costs and striving to reduce or maintain expenses.
  • Facilitate the onboarding of new vendors in Newstar and BuildPro.
  • Organize and maintain material bids and takeoffs for each product category.
  • Possess a comprehensive understanding of Analyzers, which are essential reports that enable users to analyze, interpret, and manipulate Newstar data.
  • Manage cost variance purchase orders.
  • Handle all contract documentation, ensuring accuracy and completeness throughout the bidding process, including a comprehensive option list.
  • Be accountable for all aspects of assigned categories and cost codes.
  • Lead assigned bidding projects, including bid signoff meetings and ongoing support for community developments.
  • Ensure compliance with Sarbanes Oxley (SOX) controls concerning all assigned trade partners.
  • Adhere to the Architecture/Bidding Project Tracker.
  • Conduct cost per square footage and budget comparisons.
  • Regularly audit and analyze existing trades and suppliers to secure the best pricing and pursue cost-saving opportunities.
  • Maintain electronic and original vendor files.
  • Monitor and distribute house plans via BuildPro.
  • Keep global vendor lists updated.
  • Maintain specifications and assist with rebate submissions.
  • Provide direct cost estimates for new land acquisitions.
  • Maintain scopes of work and have a clear understanding of house costs.
  • Verify plans against contracts, computer takeoffs, and plan masters.
  • Update trade partner costs and revise estimates for changes in subdivisions, contracts, or plans.
  • Participate in frame walks, offering pricing and product expertise.
  • Understand local construction codes.
  • Research and resolve trade partner disputes, including product or pricing issues and discrepancies in invoices and contracts.
  • Review and approve variances, providing thorough variance analysis.
  • Demonstrate proficiency in navigating purchasing systems.
  • May assist with architectural responsibilities as needed.
  • Utilize cost mitigation tools to drive business outcomes.
  • Provide in-depth analysis of data, including plan frequency and option take-rates.
  • Be open to performing additional duties as assigned.

Candidate Profile

  • 2-5 years of experience in Purchasing or Construction within the homebuilding sector, with a Bachelor's degree or equivalent preferred.
  • Strong mathematical skills with a basic understanding of finance.
  • Able to prioritize tasks effectively.
  • Proficient in reading and interpreting blueprints.
  • Capable of coordinating with Builders and Construction Managers in the field.
  • Organized and detail-oriented, with the ability to multitask.
  • Self-motivated and proactive.
  • Approachable and maintains a positive demeanor towards work and internal stakeholders.
  • Proficient in Microsoft Office Suite.
  • Willingness to travel as necessary.
  • Familiarity with Newstar, BuildPro, and PlanSwift is advantageous.

Work Environment

This position is classified as non-exempt under wage-hour laws, requiring timekeeping and eligibility for overtime pay.

Physical Requirements

  • Ability to remain stationary for up to 50% of the time.
  • Ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
