Job Overview

Position Summary:

The Construction Project Manager is entrusted with the comprehensive and effective execution of construction projects. This role encompasses a variety of responsibilities aimed at supporting the Project Superintendent and other team members involved in the project. A primary duty of the Project Manager is to validate the project cost estimates and manage all contracts with subcontractors and suppliers.

Key Responsibilities:

  • Assess and confirm the estimated construction costs for projects.
  • Develop a detailed budget that includes both soft and hard costs, and identify strategies to optimize expenses, such as utilizing alternative materials.
  • Identify and analyze cost and scheduling issues, proposing solutions to redirect project progress as needed.
  • Maintain strong relationships with owners and design professionals, proactively addressing potential issues that may not be visible to on-site personnel.
  • Oversee all contracting responsibilities, including negotiating terms with contractors and subcontractors in response to unforeseen changes.
  • Process and approve all Change Orders and Progress Payments.
  • Conduct regular reviews of project cost reports, preparing monthly analyses to track financial performance.
  • Plan and schedule construction activities, ensuring that all phases of the project are completed within the established timeline.
  • Facilitate Progress Meetings and attend Construction Meetings, contributing to discussions on budgets, plans, and objectives while preparing necessary documentation.
  • Issue the 48-Hour Notice to Subcontractors as required.
  • Supervise and support staff in daily operations, ensuring safety and providing guidance as necessary.
  • Assume Project Coordinator responsibilities if no specific individual is assigned to the project.
