Job Overview

General Statement of Duties: Under general supervision, this role involves executing a range of skilled electrical, mechanical, plumbing, construction, maintenance, modification, and repair tasks in both commercial and residential environments to ensure all facilities are maintained in a safe and efficient condition. This position includes assigning daily tasks to technicians and providing guidance and support to the Facilities team.

Key Responsibilities:

  • Supervises and enhances the productivity and efficiency of the Facilities team, ensuring optimal performance.
  • Takes on supervisory responsibilities for facilities management technicians after a designated period of employment.
  • Manages the fleet of Facility vehicles, ensuring they meet the operational needs of technicians and assists in the procurement and customization of vehicles as necessary.
  • Oversees various projects, including routine maintenance tasks such as decking, flooring, and window repairs.
  • Facilitates decisions regarding the engagement of external vendors and contractors.
  • Supports the Director by providing relevant information about technicians for performance evaluations.
  • Collaborates with management to assess projects, optimize resource utilization, and coordinate with programs for effective scheduling and completion of work.
  • Takes responsibility for maintaining an organized and clean workspace, including the shop and vehicles.
  • Ensures the team remains informed about ADA regulations.
  • Assists in the acquisition of essential tools for the team.
  • Engages with Assistant Directors and managers to evaluate the efficiency and satisfaction levels of the Facilities team's performance.
  • Builds and maintains positive relationships with local building departments and other officials, ensuring compliance with necessary permits and inspections.
  • Conducts routine, emergency, and preventive maintenance tasks utilizing advanced skills in electrical, plumbing, mechanical, and carpentry work, including repairs to locks, fixtures, and HVAC systems.
  • Maintains a systematic tracking system for work completed, documenting daily logs of work orders and associated costs.
  • Provides training and mentorship to other maintenance technicians as needed.
  • Regularly collaborates with the Director to prioritize work tasks.
  • Identifies potential issues and performs preventive maintenance as required.
  • Responds to emergencies on behalf of the department, delegating repairs to staff or contacting external vendors when necessary.
  • Ensures job sites, tools, and equipment are kept clean and organized.
  • Adheres to safety practices and regulations while performing all duties, including driving responsibilities.
  • Assists with various Facility Department tasks, which may include painting, running errands, and basic cleaning duties.
  • Conducts repairs on appliances, such as washers and dryers, as needed.
  • Operates vehicles safely between work sites, following all safety protocols.
  • Conducts annual safety audits at all facilities or as assigned.
  • Maintains professionalism and respect towards clients, staff, and the public in all interactions.
  • Safeguards tools, equipment, and property with care and responsibility.

Qualifications, Skills, and Abilities:

  • High school diploma or GED with a minimum of 5 years of experience in skilled maintenance and construction tasks.
  • 5-7 years of supervisory experience in a related field.
  • 5 years of experience in project management.
  • Valid Construction Supervisor License.
  • Proficient in all areas of facilities maintenance, including HVAC, electrical, plumbing, and carpentry.
  • Possession of a valid driver's license with a satisfactory driving record.
  • Ability to regularly lift and move objects weighing up to 100 pounds and work outdoors in various weather conditions.
  • Experience in using various hand and power tools effectively.
  • Must pass a criminal background check.
  • Strong organizational, project management, and time management skills.
  • Ability to work independently with a strong work ethic and reliability.
  • Must complete all required training in a timely manner.
