Job Summary

We are seeking a highly skilled Construction Manager to serve as the Owner's Representative on construction projects. This role will involve working closely with our preferred General Contractor, Forge Constructors, and other stakeholders to ensure successful project execution.

Key Responsibilities
  1. General Contractor Collaboration
  • Liaise with Asset Management to identify construction concerns and develop preliminary space plans for make-readies and tenant improvements.
  • Engage and work with architects to create formal plans and permit sets.
  • Collaborate with Forge on scope of work, quantities, value engineering, and budget pricing.
  • Ensure Forge obtains competitive bids from multiple qualified subcontractors and crosscheck bids.
  • Oversee the permit application process and maintain communication with city inspectors to expedite approvals.
  • Monitor Forge's work to ensure adherence to timelines, budgets, and quality standards.
  • Ensure timely inspections and address any violations.
  • Issue notices to tenants for delays and coordinate the substantial completion process.
  • Assist tenants with Certificate of Occupancy (C of O) applications when applicable.
  • Review and process tenant payment requests, ensuring proper documentation is received.
Property Management Company Make-Ready Projects
  • Collaborate with Asset Management on scope of work and space plans.
  • Review and approve subcontractor pricing for make-ready projects.
  • Monitor work performed by the Property Management Company to ensure it meets time, budget, and quality expectations.
  • Review subcontractor payment requests and related invoices.
Tenant-Led Projects
  • Coordinate with tenants to ensure smooth project execution.
  • Review tenant scope of work, plans, and ensure proper permits are in place.
  • Vet and qualify tenant-selected general contractors and subcontractors, ensuring proper insurance coverage.
  • Perform periodic inspections of tenant-led work.
  • Process tenant payment requests, ensuring proper backup documentation.
  • Ensure all necessary documentation is in place before releasing retainage.
Additional Responsibilities
  • Assist Asset Managers with processing loan draw requests and providing necessary backup documentation.
  • Follow up with third-party vendors and other stakeholders to ensure timely completion of tasks.
  • Develop and maintain GANTT schedules to provide an overview of all ongoing projects and their progress.
  • Collaborate with Asset Management to value engineer projects, aiming to optimize costs without compromising quality.
  • Provide input on construction-related issues that arise during the project, offering additional expertise alongside Forge.
  • Assist in acquisition due diligence, helping to create accurate construction budgets and identify potential issues early on.
  • Execute the Capital improvements for new acquisitions
  • Plan, budget, and review, and execute capital improvements for legacy assets including, roof replacements, structural repairs, driveways, building envelope, etc.
Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • Minimum of 5-7 years of experience in construction management, with a strong background in commercial real estate.
  • Proven experience as an Owner's Representative or in a similar role, with a focus on collaboration with general contractors.
  • Strong knowledge of construction processes, techniques, and best practices.
  • Excellent project management skills, with a track record of successfully delivering projects on time and within budget.
  • Exceptional communication and interpersonal skills, with the ability to build and maintain strong relationships with stakeholders.
  • Proficiency in construction management software and tools.
  • Strong problem-solving skills and the ability to make informed decisions under pressure.
  • Knowledge of local, state, and federal construction regulations and permitting processes.
  • Commitment to safety, quality, and continuous improvement.
