Job Summary

The Maintenance Director will be responsible for overseeing the maintenance and repair of the St. James House of Baytown facility. This includes performing general building maintenance tasks, monitoring and maintaining heating, air conditioning, and ventilation equipment, as well as electrical systems.

Key Responsibilities
  • Perform general skilled building maintenance tasks, including receiving work orders and completing duties assigned.
  • Monitor and record water temperatures throughout the facility, including resident use areas, laundry, and dietary areas.
  • Monitor and maintain heating, air conditioning, and ventilation equipment, including changing and cleaning filters, lubricating motors, and tightening belts.
  • Monitor and maintain electrical systems, including changing and replacing fuses, breakers, light bulbs, and light switches.
  • Monitor and maintain the emergency generator set and transfer switch, including keeping primary and secondary fuel sources at full capacity and checking and changing fluid levels, belts, and batteries as needed.
  • Monitor and maintain the fire alarm, smoke detection system, fire sprinkler system, dietary vent-hood fire suppression system, and hand-held fire extinguishers, including knowing how to operate all systems, testing all systems per current codes and regulations, and having a written list of contracts and phone numbers of licensed professionals who are contracted to repair and maintain and test the various systems.
  • Monitor and maintain the nurse call system and related components, including changing call cords, call cord outlets, and call light bulbs.
  • Maintain refrigeration systems, including ice machines, walk-in coolers and freezers, freestanding coolers and freezers, and water fountains, ensuring they function properly and clean refrigerator coils.
  • Maintain dietary equipment, including steam tables, dish machines, steamers, toasters, and mixers, performing minor repairs as needed.
  • Maintain door hardware and general building hardware, including repairing and replacing door lock sets, closers, doorstops, kick plates, and thresholds, as well as repairing and replacing towel dispensers, soap dispensers, towel bars, grab bars, and wall signs.
  • Maintain equipment and furniture, including repairing wheelchairs, shower chairs, resident bed rails, and crank systems, as well as general wood furniture repair.
  • Maintain plumbing systems, including repairing and replacing lavatory and sink faucets, toilet components, and relieving routine drain clogs.
  • Maintain interior and exterior finishes, including repairing drywall, plaster, brick, ceramic tile, vinyl tile, sheet flooring, cover base, ceiling tile, painting, and minor carpentry repairs.
  • Maintain roof systems, including cleaning debris off the roof, out of gutters and drains, and preserving the roof system warranty, if applicable.
  • Receive, unload, unbox, and place heavy furniture and equipment, as well as move and relocate existing furniture and equipment.
  • Perform other tasks as assigned.
  • Attend required staff in-services, meetings, orientation, and continuing education activities as required.
  • Be aware of and adhere to Patient's Bill of Rights and confidentiality of patient information, including HIPAA regulations.
  • Interact with patients and family members, co-workers, clinical and ancillary staff in a non-judgmental, supportive, and calm manner.
  • Be aware of Patient Abuse Reporting Law.
  • Participate as assigned in the orientation of new staff and demonstrate a positive, helpful, and enthusiastic attitude.
Physical Demands

The Maintenance Director will require a full range of body motion, including standing, walking, bending, stooping, lifting, handling, carrying, pushing, pulling, balancing, pivoting, turning, crouching, crawling, kneeling, and reaching. The job may require working irregular hours and may expose the employee to communicable diseases and/or body fluids, medical preparations, toxic substances, and occasionally ionizing radiation.
