GENERAL DESCRIPTION:

The Home Loan Advisor - External is responsible for actively seeking new residential mortgage opportunities to achieve set quality and production targets.

This role involves building and nurturing a robust network of professional relationships to ensure a consistent stream of mortgage loan referrals. This network may include real estate professionals, builders, and other personal and professional contacts.

The Advisor will enhance this network by engaging in business development activities, community events, and relevant professional organizations.

Additionally, they will manage referrals generated from branches or call centers only when members request face-to-face consultations.

Providing exceptional service to members is paramount, ensuring that the same high standards are applied to both self-generated and referred clients.

The Advisor must maintain a comprehensive understanding of lending programs, policies, procedures, and regulatory requirements.


TASKS, DUTIES, FUNCTIONS:

Engage with prospective and current borrowers to discuss mortgage product options through various communication channels.

Assist members in selecting appropriate mortgage products, processing lock requests, and providing necessary disclosures as mandated by law.

Conduct initial assessments of mortgage applications, reviewing credit and financial data to identify potential underwriting issues early.

Stay informed about state and federal regulations relevant to credit union compliance, including RESPA, HPML, HOEPA, HCML, ATR/QM, and anti-money laundering laws.

Manage the mortgage loan pipeline effectively to ensure timely and accurate processing, delivering exceptional service and competitive turnaround times.

Handle renegotiations of interest rates and loan terms when initial qualifications change due to verification of collateral or financial data.

Demonstrate professionalism in managing challenging situations while maintaining effective communication.

Collaborate closely with the mortgage resource center and operations teams to ensure adherence to credit union standards throughout the loan process.

Document all member interactions in the Loan Origination System (LOS) to ensure clear communication.


PHYSICAL SKILLS, ABILITIES, AND EXERTION:

Strong oral and written communication skills are essential for effective interaction with members and colleagues.

Ability to operate standard office equipment and online systems proficiently.


ORGANIZATIONAL CONTACTS & RELATIONSHIPS:
INTERNAL:
Mortgage operations staff, branch personnel, contact center staff, and management.
EXTERNAL:
Members, prospective borrowers, real estate agents, builders, third-party vendors, and government agencies.

QUALIFICATIONS:
EDUCATION:
High school diploma or equivalent experience; a four-year degree is preferred.
EXPERIENCE:
A minimum of five years in a mortgage-related role, with at least two years of experience in generating self-sourced business.
KNOWLEDGE/SKILLS:
Exceptional member service skills, strong financial analysis capabilities, and a solid understanding of the mortgage industry are required.

Ability to gather and analyze market information, including competitive offerings.

Knowledge of secondary market dynamics and government programs is beneficial.

Excellent communication skills, both verbal and written, are essential.

Proficiency in office technology and intermediate computer skills, including Excel, are necessary.


PHYSICAL REQUIREMENTS:

Prolonged periods of sitting with occasional mobility required.

Corrected vision within normal limits is necessary.

Travel by car is required for meetings with applicants and partners.

Travel by plane or other means may be necessary for training or conferences as directed by management.


LICENSES/CERTIFICATIONS:

This position qualifies as a Mortgage Loan Originator under the S.A.F.E Act, involving application processing and discussions of loan terms.

A valid driver's license and a clean driving record are required.
