GENERAL DESCRIPTION:
The Home Loan Advisor - External is responsible for actively seeking new residential mortgage opportunities to achieve set loan quality and production targets.
This role involves building and nurturing a robust network of professional relationships to ensure a steady stream of mortgage loan referrals. The Advisor will engage with mortgage professionals, builders, and other relevant contacts, enhancing this network through participation in business development events and community activities.
In addition, the Advisor will manage referrals generated from branches or call centers only when members specifically request an in-person consultation.
Providing exceptional service to members is paramount, and the Advisor is expected to maintain professionalism and ethical standards at all times. A comprehensive understanding of lending programs, policies, procedures, and regulatory requirements is essential.
TASKS, DUTIES, FUNCTIONS:
- Engage with prospective and current borrowers to discuss mortgage product options through various communication channels.
- Assist members in selecting appropriate mortgage products, processing lock requests, and providing necessary disclosures as mandated by law.
- Conduct initial assessments of mortgage applications, reviewing credit, financial data, and collateral information to identify potential underwriting issues early.
- Maintain knowledge of state and federal regulations related to credit union compliance, including RESPA, HPML, HOEPA, HCML, ATR/QM, and anti-money laundering laws.
- Closely manage the mortgage loan pipeline to ensure timely and accurate processing, providing outstanding service with competitive turnaround times.
- Handle renegotiations of interest rates and loan terms due to changes in initial qualifications based on collateral or financial data verification.
- Demonstrate professionalism in addressing challenging situations.
- Collaborate with the mortgage resource center and operations staff to ensure smooth progression of mortgage loans in line with credit union standards.
- Document all member interactions in the Loan Origination System (LOS) to ensure clear communication.
PHYSICAL SKILLS, ABILITIES, AND EXERTION:
Strong oral and written communication skills are required for effective interaction with members and staff. The ability to operate standard office equipment and online systems is essential.
ORGANIZATIONAL CONTACTS & RELATIONSHIPS:
INTERNAL:
Mortgage operations staff, branch staff, contact center personnel, and management.
EXTERNAL:
Members, prospective borrowers, real estate professionals, builders, third-party vendors, and governmental agencies.
QUALIFICATIONS:
EDUCATION:
A high school diploma or equivalent experience is required; a four-year college degree is preferred.
EXPERIENCE:
A minimum of five years in a mortgage-related role, with at least two years of experience in generating self-sourced business.
KNOWLEDGE/SKILLS:
Exceptional member service skills, strong credit and financial analysis capabilities, and current knowledge of the mortgage industry are essential. Proficiency in collecting and reporting market information, understanding of secondary market programs, and strong communication skills are also required.
PHYSICAL REQUIREMENTS:
Prolonged sitting is necessary, with occasional mobility required. Corrected vision within normal range is expected, and travel may be necessary for meetings and training.
LICENSES/CERTIFICATIONS:
Individuals in this position are recognized as Mortgage Loan Originators as defined by the S.A.F.E Act, requiring a valid driver's license and a clean driving record.
