Key Responsibilities:
- Collaborate with the Regional Manager to develop property budgets and monitor maintenance expenses monthly.
- Supervise, coordinate, and prioritize the activities of maintenance staff to ensure the properties are in optimal condition.
- Enhance staff skills through evaluation, counseling, training, and coaching.
- Analyze issues and proposals, develop recommendations, and direct the implementation of solutions.
- Address resident, contractor, or vendor inquiries and complaints; resolve tenant disputes in line with company policy.
- Conduct regular inspections of all properties and oversee maintenance tasks on a weekly basis. Ensure compliance with laws, policies, regulations, and organizational goals.
- Assign appropriate staffing for emergency service calls.
Qualifications for Success:
A successful Facilities Operations Manager possesses:
- In-depth knowledge of company policies and procedures.
- Experience with tools, equipment, and practices relevant to public housing maintenance.
- Understanding of personnel regulations, budgeting systems, and record management.
- Awareness of occupational hazards and safety protocols related to building maintenance and repair.
- Proficiency in using personal computers and business software applications.
- Strong supervisory and coaching skills to enhance staff performance.
- Excellent written and verbal communication abilities.
- Capacity to effectively engage with diverse groups and resolve conflicts.
- A minimum of five (5) years of experience in building maintenance and repair.
- At least two (2) years of supervisory experience or an equivalent combination of education and experience.
