Position Overview

We are currently seeking a seasoned Lead Cost Analyst / Quantity Surveyor to deliver estimating, benchmarking, and commercial management services for a significant global technology client's expansive data center construction initiative.

Key Responsibilities:

  • Cultivate and maintain essential relationships with clients, stakeholders, and fellow consultants.
  • Formulate cost plans and project capital estimates throughout the design phase, providing updated cost plans at key design milestones.
  • Generate cost reports and estimate packages, presenting findings to stakeholders regularly.
  • Offer commercial insights during design evaluations and contribute to value engineering efforts.
  • Oversee cost assessments and conduct valuations on larger projects, ensuring timely and precise cost checking and valuation processes.
  • Deliver estimate and cost planning, culminating in the presentation of the final cost plan to clients, general contractors, and project teams.
  • Review pricing from contractors and subcontractors, leading negotiations to secure fair contract prices on behalf of clients.
  • Monitor margin levels and monthly fee/resource forecasts across all commissions.
  • Direct the commercial evaluation of competitive bidding processes for major trades.
  • Integrate benchmarking to ensure accurate data collection.
  • Engage with general contractors and owner project managers to gather status updates for cost estimate revisions.
  • Draft written feedback on general contractor submissions, including executive summaries, and coordinate all sources of cost information for discussions.
  • Drive engineering priorities based on cost implications.
  • Work independently with minimal supervision to address scheduling challenges.
  • Ensure knowledge management by inputting key information and insights from each commission into internal databases.
  • Identify and implement process improvements for internal systems.
  • Manage financial tracking, utilizing provided tools to monitor ongoing margin levels and monthly fee/resource forecasts for each commission.
  • Collaborate with the design services team and general contractors in developing cost estimates.
  • Reconcile changes throughout the planning phase and assist general contractors in maintaining accurate data.
  • Uphold quality control by ensuring compliance with established standards and participating in ISO audits.
  • Effectively manage line responsibilities.
  • Identify and pursue business development opportunities with existing and potential clients, including cross-selling initiatives.
  • Lead proposals for new work or modifications to existing projects.

Qualifications:

  • Exceptional presentation, verbal, written, and communication skills.
  • Extensive experience in cost management roles on large-scale projects during the preconstruction phase.
  • Strong understanding of cost elements (material prices, labor, productivity) along with cash flow, commitment profiles, and overall project costs.
  • Proven experience in preparing Cost Management estimates and reports.
  • Background in advising clients on value management and value engineering.
  • Familiarity with key aspects of business development.
  • Excellent organizational skills, ability to manage multiple tasks, and a collaborative spirit.
  • Proficient in Microsoft and G-suite applications.
  • Strong analytical capabilities and advanced proficiency in spreadsheet applications.
  • Excellent interpersonal, verbal, and written communication skills.
  • A proactive and self-motivated approach.

  • Ability to foster positive working relationships with project teams.

Education and Experience:

  • A college or postgraduate degree in Quantity Surveying, Construction Management, Engineering, or a related technical field.
  • Experience in managing a Cost Management team, ensuring accountability and delivery.
  • Demonstrated experience on large, mission-critical construction projects, such as Data Centers, High Tech, or Manufacturing.
  • Understanding of unit costs and factors influencing construction expenses.
  • Experience with Request for Proposal Responses (RFPs).
  • Strong communication skills and comfort in client-facing roles.
  • MEP experience is advantageous, particularly in Mechanical, Electrical, and Plumbing estimating within the construction sector.
