SUMMARY

The Maintenance Manager (MM) is responsible for executing a variety of corrective and preventive maintenance tasks as well as special projects essential for the upkeep and enhancement of the community. This role encompasses duties related to HVAC, plumbing, electrical work, carpentry, janitorial tasks, and grounds maintenance. The MM may operate independently or collaborate with a team on larger properties. Metropolitan Holdings is committed to providing outstanding customer service, which includes positive interactions with residents, guests, and colleagues. Employees are expected to exercise sound judgment in determining the most suitable course of action, with customer service as a guiding principle.

KEY RESPONSIBILITIES:

  • Prioritize, complete, and/or delegate maintenance tasks and service requests, including but not limited to grounds upkeep, cleaning, carpentry, plumbing, painting, electrical work, HVAC, masonry, and other general maintenance in accordance with company standards and applicable local, state, and federal building codes.
  • Schedule and provide on-call maintenance for evenings, weekends, and holidays.
  • Monitor the status of all maintenance work.
  • Oversee and execute the Make-Ready/Turn process.
  • Complete move-out checklists, assign appropriate charges, and forward to the relevant parties.
  • Schedule and inspect work performed by employees and contractors to ensure quality, completeness, and compliance with company standards.
  • Procure supplies while adhering to the property budget and company policies.
  • Assist in the preparation and management of the operating budget and monthly variance reports.
  • Conduct inspections of the physical property to identify areas needing immediate or future repairs and maintenance, providing inspection reports to the Property Manager and Regional Maintenance Director for review.
  • Participate in the selection and interviewing of staff.
  • Train all service staff under the guidance of the management.
  • Prepare annual performance reviews, set goals, objectives, and personal development plans for all direct reports.
  • Perform additional duties as required, with actual responsibilities varying based on community size.


PERFORMANCE METRICS:

Include, but are not limited to:

  • Quality and timeliness of service request resolutions.
  • Quality and timeliness of unit turnovers, minimizing downtime.
  • Customer service feedback.
  • Attention to property curb appeal.
  • Management of special projects.
  • Adherence to budgetary constraints.

PREFERRED QUALIFICATIONS:

  • High school diploma or equivalent combination of education and training.
  • Ability to obtain CPO certification.
  • Current Universal EPA certification.
  • Advanced maintenance skills in areas such as painting, carpentry, electrical work, HVAC.
  • Project management skills, including planning, organization, and task coordination.
  • Proficiency in negotiation and conflict resolution.
  • Compliance with OSHA regulations and maintenance of SDS documentation.
  • Detail-oriented with a strong focus on safety procedures regarding hazardous materials, eye protection, lockout/tagout, machinery, and basic first aid.
  • 1-3 years of management experience.
  • Availability for overtime and emergency calls.
  • Effective verbal communication skills.
  • Ability to read and comprehend English.
  • Valid Driver's License and reliable transportation.

WORK ENVIRONMENT:

The Maintenance Manager operates on-site at an apartment community, regularly interacting with internal and external customers, residents, and vendors. Depending on property needs, work hours may vary, including weekends. Flexibility and availability for overtime are essential based on property requirements.

PHYSICAL DEMANDS:

  • Ability to reach and grasp with hands.
  • Capability to stand, crawl, crouch, stoop, squat, and kneel for extended periods.
  • Regularly lift and/or move objects weighing up to 50 pounds.
  • Operate power tools safely.
  • Occasionally drive as part of job responsibilities.
