Job Summary

This position is responsible for implementing strategies to improve facilities provided to partners and tenants of our buildings, including branches. The individual will respond to common maintenance issues across properties, addressing common property issues and coordinating with subcontractors for larger repairs and services.

Key Responsibilities
  1. Prepare and monitor project schedules and budgets, providing technical guidance and assistance on contracting and construction-related issues, collaborating on design efforts, and recommending construction documents for approval.
  2. Coordinate, oversee, and manage repair and maintenance work assignments performed internally and by vendors and contractors, including building maintenance, landscaping, and janitorial work.
  3. Manage Credit Union locations, including equipment, HVAC, plumbing, water, and electrical systems in accordance with operating procedures.
  4. Audit and inspect buildings for appearance, repairs, and maintenance work, maintaining communication with staff to ensure they are notified and updated on any facilities-related issues.
  5. Oversee the preparation of Requests for Proposal and selection of contractors and subcontractors, monitoring performance and administering approved service contracts to support facility needs.
  6. Work with vendors to ensure preventive and predictive maintenance on buildings and facilities, evaluating energy savings, cost reductions, man-hour reductions, and equipment operation.
  7. Closely monitor the quality of the building environment, including custodial services, building management support, and building operations for the Credit Union and tenants, making decisions to resolve client/partner issues and concerns.
  8. Provide service and repair to property equipment, including basic electrical, plumbing, gas, fire, and safety, HVAC, refrigeration, and interior/exterior paint, obtaining and reviewing price quotes for procurement of parts, services, and labor for projects.
  9. Maintain professional working relationships with employees, visitors, vendors, and others, utilizing tact and experience-based knowledge to resolve complex member issues and operational issues.
  10. Structure and implement a comprehensive departmental safety program, partnering with Risk Management to ensure company-wide compliance for safety, building codes, and related Federal and State regulations.
Requirements
  1. Minimum 7-9 years' experience in facilities management, and 1-3 years of management experience.
  2. Knowledge of federal, state, and local laws governing commercial construction, building codes, maintenance, including OSHA, BOCA, NFC, ADA, and related areas.
  3. Ability to be on-call as needed, 24/7.
  4. PC proficiency, including Microsoft Office (Word, Excel, PowerPoint, Access, Outlook), and the Internet.
  5. Ability to function in a Consumer business office environment and utilize standard office equipment.
  6. Ability to lift a minimum of 75 lbs.
  7. Up to 50% in-state travel required, including overnights and weekends.
Preferred Qualifications
  1. BA/BS in business, project management, engineering, or construction management, or related field.
  2. OSHA 30 Certified.
  3. Certified Facility Manager (CFM), Certified Maintenance Reliability Professional, and/or Energy Professional designation.
