Job Description

We are seeking a highly skilled and experienced Preconstruction Director to join our team at Jobot. As a key member of our organization, you will play a critical role in the success of our construction projects.

Key Responsibilities:
  • Monitor and Control Budgets: Regularly review and analyze the department's budgets, bids, and GMPs to ensure efficiency and accuracy.
  • Risk Evaluation and Pricing: Evaluate project risks and develop pricing strategies to ensure costs are covered and the project is profitable.
  • Pricing Strategy Development: Collaborate with business development, operations, and the department to develop pricing strategies that support the company's overall goals.
  • Bid and GMP Preparation: Coordinate the preparation of bids and GMPs with operations and ensure proper operational input is provided.
  • Procedure Development: Work with MEP & BIM Services to develop procedures and standards for these service teams.
  • Estimate Preparation: Prepare conceptual, schematic, design development, and GMP estimates to support preconstruction activities and clients.
  • Owner Budget Management: Maintain and adjust to the owner's budget as required to maintain project budget.
  • Design Scope Monitoring: Monitor design scope for changes affecting budget and/or schedule, identify cause, and advise the client for client decision.
  • Client Communication: Keep the client fully informed of preconstruction progress on the project and of any significant technical problems/solutions and their effect on design and/or costs.
  • Problem-Solving: Identify and promote solutions to any problems that might impede progress of the project or adversely affect client and architect relations.
  • Value Engineering: Lead value engineering and value enhancement efforts to serve clients, including development of items and lists, compilation of ideas, and presentation of information to the client.
  • Material Preparation: Prepare and/or oversee the preparation of all materials presented to the owner, architect, or engineer on a project.
  • Constructability Reviews: Lead and perform constructability reviews of all projects where designated as the preconstruction manager.
  • Project Handoff: Ensure that the turnover of a project from preconstruction and estimating to operations is done properly with appropriate hand-off meetings and all information is transferred to the operations team.
  • Billing Process: Initiate the billing process, review, and approve all invoices prior to submittal to the client.
  • Contract Review: Participate in presentations with potential clients, as required, and assist in the review and approval of contracts before signing.
  • Contract Negotiation: Finalize GMP price with the client that meets the client's needs and provides the maximum profitability within the established contract terms and conditions.
  • Purchasing: Assist and lead purchasing of subcontractors and suppliers or determine on a project-by-project basis.
  • New Business Acquisition: Be a key member of new work acquisition efforts, including the preparation of proposals and presentations.
  • Business Planning: Work with the leader of Business Development and the team to strategically review, plan, develop, and implement a business plan to advance and improve services.
  • Client Relationships: Maintain relationships with clients into construction, past clients, and other entities in the process such as architects, engineers, civil engineers, owner's reps.
  • Business Development: Attend meetings with potential clients and develop relationships that will potentially lead to additional work for the company.
Requirements:
  • Education: B.S. degree in Construction Technology, Construction Management, Engineering, Architecture, or other related discipline.
  • Experience: Minimum of 15 years of experience in the Construction Industry.
  • Licenses and Registrations: Professional licenses and registrations a plus.
  • Technology Skills: Experience with technology, such as estimating, scheduling, project management. Experience in Operations and/or Marketing is required.
  • Communication Skills: High level of communication skills to be able to lead meetings and presentations in a way that builds confidence, trust, and success with clients.
  • Travel and Work Schedule: Have a valid driver's license and ability to travel, as necessary. Able to work additional hours as needed to meet business goals, including client meetings in the evening.
