Job Title: Maintenance Supervisor Assistant

At Dawn Homes Management, LLC, we are seeking a highly skilled and experienced Maintenance Supervisor Assistant to join our team. As a key member of our maintenance team, you will play a crucial role in ensuring the smooth operation of our properties.

Responsibilities:
  • Supervision and Scheduling: Assist the Maintenance Supervisor in overseeing the daily operations of the maintenance team, including assigning tasks and ensuring timely completion of work orders.
  • Preventive Maintenance: Maintain awareness of the physical condition of the property and identify areas that require repair or maintenance. Ensure that all preventative maintenance tasks are completed on schedule.
  • Inventory Control: Assist with managing maintenance purchasing and maintaining inventory levels of parts and supplies. Ensure that the maintenance shop is organized and clean.
  • Administration and Record Keeping: Maintain accurate records of preventative maintenance, work orders, expenditures, and apartment turnovers. Process invoices as directed.
  • Customer Service: Develop and maintain positive relationships with residents, contractors, and suppliers. Ensure that maintenance requests are met in a timely manner.
Requirements:
  • Minimum of one year of supervisory experience or equivalent required.
  • Two or more years of experience in property maintenance, with a working knowledge of plumbing, HVAC, electrical, carpentry, and appliances.
  • Leadership skills and ability to build and supervise a team.
  • Excellent communication and interpersonal skills.
  • Outstanding organizational and time management skills with the ability to multitask.
  • Ability to facilitate the identification and solutions of problems within established processes.
  • Safety knowledge and awareness to oversee safe performance of maintenance team.
  • Ability to work weekends or extended hours as required, including on-call rotation.
