Position Overview
The Residential Maintenance Specialist plays a crucial role in supporting the Maintenance Supervisor to uphold the property's physical condition. This role is essential in ensuring a safe, secure, and pleasant living environment for all residents, visitors, and staff members. The Specialist will perform assigned tasks safely and efficiently, taking on full maintenance responsibilities in the absence of the Maintenance Supervisor.

Key Responsibilities
The Residential Maintenance Specialist will:

  • Conduct all operations in alignment with company policies and applicable state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
  • Maintain a comprehensive understanding of relevant laws and EPA and OSHA regulations.
  • Regularly assess the property's condition and promptly address any safety concerns.
  • Schedule and execute routine preventive maintenance on all designated equipment as instructed by the Maintenance Supervisor and Property Manager, ensuring all tools are kept in excellent condition.
  • Be knowledgeable about utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Carry out work area clean-up and adhere to safety protocols.
  • Ensure that storage areas are secured when not in use.
  • Diagnose and perform minor or routine maintenance or repairs daily, which may include:
    • Electrical and plumbing systems
    • Heating and cooling systems
    • Appliances
    • Irrigation systems
    • Structural elements such as stairs, gates, fences, and railings
    • Flooring materials including tile and carpet
    • Roofing and gutter systems
    • Lighting fixtures
    • Fireplaces and ceiling fans
    • Gas appliances and fixtures
    • Windows, doors, cabinets, and sliding glass doors
    • Boiler systems
    • Security systems
    • Addressing ceiling leaks and wall repairs
    • Pool areas and associated equipment
  • Assist in coordinating necessary make-ready repairs and services, supporting make-ready staff to meet project deadlines.
  • Report significant repairs and requisition needs to the Maintenance Supervisor before any financial commitments.
  • Change and rekey locks, as well as create keys as needed.
  • Move heavy appliances and equipment between storage and apartments as required, and assist in disposing of abandoned items.
  • Complete any additional tasks as requested by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials.

Required Knowledge and Experience
The ideal candidate will possess:

  • Strong written, verbal, and numerical skills.
  • The ability to effectively manage multiple tasks and lead the service team.
  • Solid knowledge in carpentry, electrical work, plumbing, and other relevant areas necessary for daily operations.

Education and Experience
Candidates should have:

  • A High School Diploma (Technical College preferred).
  • A minimum of 2 years of experience in property management.
  • Certifications in EPA and CPO are preferred.
  • The ability to pursue further designations as required by industry standards and regulations.
