Key Responsibilities:- Facilities Management: Oversee the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met.
- Maintenance Operations: Review and track progress of service requests and identify chronic maintenance issues.
- Customer Service: Respond to maintenance-related issues in a timely manner, maintaining a professional demeanor and ensuring resident satisfaction.
- Preventative Maintenance: Perform various proactive preventative maintenance tasks, including siding, painting, lighting, sprinkler, pool, and elevator maintenance.
- Emergency Response: Oversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
- Communication: Promptly communicate with maintenance supervisors and property managers concerning all maintenance issues at the property.
- Safety and Risk Management: Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
- Team Management: Act as mentor to maintenance team members, promoting a positive and collaborative work environment.
- Financial Management: Ensure maintenance costs remain within allotted property budget and provide input on expenses for future budgets.
- Education: High school diploma or equivalent required.
- Experience: At least three years of experience in the property management industry or directly related field.
- Skills: General maintenance and carpentry skills, ability to read, write, and understand English, excellent customer service and interpersonal skills, strong organizational and time-management skills, ability to multi-task, and ability to perform basic mathematical functions.
