Position Overview

The Acquisitions Analyst plays a crucial role in supporting the Acquisition-Rehab team in the company's efforts to acquire, rehabilitate, and preserve affordable housing properties. This includes utilizing Low Income Housing Tax Credits, Tax Exempt Bonds, and various asset-specific financing tools. The analyst may also assist in property acquisitions for the company’s equity in private equity investment fund vehicles.

Key Responsibilities:

1. Acquisition Underwriting - 20%
  • Identify acquisition opportunities through collaboration with brokers, industry contacts, internal teams, and external databases, including direct outreach to existing property owners.
  • Compile preliminary data, due diligence, property financials, and regulatory information to evaluate a property's financial and physical status.
  • Regularly assess state, local, and federal funding opportunities, summarizing key points from Qualified Allocation Plans (QAPs) to ascertain project eligibility.
  • Engage with capital markets representatives to grasp current market conditions for debt and LIHTC equity financing, exploring new structures and funding sources.
  • Underwrite potential transactions to evaluate financial viability based on income and expense forecasts, available financing, renovation requirements, and compliance with regulations.
  • Present acquisition opportunity summaries, underwriting assessments, and proposed bids to team leadership and management committee for discussion.
  • Draft and submit Letters of Intent for potential acquisitions.
2. Due Diligence & Project Scoping - 20%
  • Collaborate with transaction counsel to secure regulatory approvals, negotiate purchase agreements, and coordinate transactional documentation.
  • Engage with property residents and local stakeholders to gather feedback on renovation timing and scope, fostering community trust.
  • Order third-party reports, including physical needs assessments, environmental studies, surveys, appraisals, and regulatory summaries.
  • Coordinate with construction management to select architects, engineers, and contractors necessary for project design and scope.
  • Guide construction management on budgetary constraints and project objectives, collaborating to refine preliminary scope and budget.
  • Work iteratively with various teams to finalize project plans and secure necessary permits.
3. Deal Structuring & Financing - 20%
  • Discuss project feasibility and funding structures with financing partners to understand market conditions.
  • Determine preliminary financing structures in consultation with senior management and legal counsel.
  • Prepare financial models and formal RFPs, distributing them to potential debt and LIHTC equity partners for financing term sheets.
  • Evaluate and compare financing bids, assisting in negotiations to finalize terms.
  • Present final financing proposals to the Investment Committee.
  • Engage legal counsel to negotiate necessary financing documents.
  • Collaborate with senior management to identify and negotiate terms with joint venture partners.
  • Prepare submissions to state and federal agencies detailing the proposed transaction and financing sources.
  • Request additional funding or resources as needed, liaising with relevant agencies.
4. Transaction Closings - 20%
  • Lead internal and external teams to ensure successful financial closings, including property acquisition and construction commencement.
  • Address issues collaboratively with senior management and peers, ensuring smooth operations.
  • Coordinate across various teams to finalize all necessary documentation and approvals.
5. Project Management & Close-Out - 20%
  • Act as project owner throughout construction and stabilization phases, ensuring compliance with all documentation requirements.
  • Oversee relationships with construction management and other stakeholders.
  • Ensure timely preparation of financial reports and budget variance analyses.
  • Collaborate with asset management to monitor project performance and address any issues.
Required Skills and Qualifications:
  • Proficiency in financial modeling and data analysis, particularly in Excel.
  • Understanding of building components and ability to engage with architects and contractors.
  • Strong logical reasoning and negotiation skills.
  • Project management experience, preferably with MS Project or similar tools.
  • Excellent written and verbal communication skills.
  • Ability to synthesize and relay information effectively across diverse audiences.
  • Prior transactional experience is preferred but not mandatory.
  • Bachelor's Degree in Finance, Business, Economics, Real Estate, or a related field is required.
  • Advanced degrees such as an MBA or Master's in a relevant field are preferred.
  • 1-2 years of experience in financial modeling and underwriting is required.
  • Willingness to travel as needed.
