Overview

A class incumbent operates at an advanced level, executing preventative maintenance, HVAC servicing, and restoration tasks across various traditional trades fields to ensure the effective functioning of a physical plant.

Key Responsibilities

The key responsibilities outlined below are essential functions that are standard across all positions within this classification. This list is not exhaustive and incumbents may perform additional duties of a similar nature as required.

Conducts routine and complex preventative maintenance and repairs on both interior and exterior building structures, fixtures, and systems, including heavy-duty mechanical equipment and HVAC systems. Engages in restoration and renovation projects for facilities, bridges, and historical structures; constructs partitions and shelving from provided sketches or plans, refurbishes furniture and equipment, and may design layouts for optimal space utilization. Advises on the referral of tasks that exceed financial or capability limits to external contractors. Maintains and repairs compressors, pumps, hydraulic lifts, and operates HVAC systems along with complex plumbing projects. Operates and ensures the maintenance of life safety devices, including sprinkler systems. May supervise skilled and semi-skilled maintenance personnel in executing specific tasks or during training sessions. Keeps detailed records of work completed, materials utilized, and time allocated to assignments, and may procure materials and supplies through established protocols. May be involved in the maintenance of highway lighting or drawbridge systems.

Qualifications

Required Qualifications for Physical Plant Maintenance/Trades Mechanic III
Candidates must demonstrate education, training, and/or experience in the following areas:

A minimum of six months of experience in operating and maintaining various equipment, hand tools, and power tools relevant to trades such as plumbing, carpentry, painting, or HVAC. A minimum of six months of experience performing tasks in diverse trades including plumbing, carpentry, painting, or HVAC. A minimum of six months of experience in record keeping. Proficiency in interpreting blueprints, schematics, or technical drawings. Knowledge of estimating costs, timeframes, and materials for projects. Possession of a valid Driver's License (not suspended, revoked, or cancelled, or disqualified from driving).
