Property Manager

We are seeking a highly skilled Property Manager to join our team at Northwest Real Estate Capital Corporation. As a Property Manager, you will be responsible for the day-to-day operation of our apartment community and building(s), providing quality service to residents, ensuring efficient property operation, and completing required administrative tasks.
Key Responsibilities- Manage and maintain accurate records of resident information, lease agreements, and property operations.
- Collect and process rent payments, and ensure timely deposit and recording of receipts.
- Prepare and deliver notices to residents, including lease violations, termination, inspection, work order, etc.
- Coordinate move-in dates with maintenance and ensure rent-ready status.
- Market the property to ensure occupancy goals are met and build a positive community image.
- Monitor and maintain financial performance goals, including budgeting and forecasting.
- Manage customer service requests and ensure timely and satisfactory completion.
- Collaborate with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals.
- Enforce agency regulations, lease terms, and house rules.
- Ensure maintenance staff complete unit turns timely, process invoices timely, and maintain excellent curb appeal.
- Accurately code daily time in the timecard reporting system.
- High school diploma or equivalent required; training in property or real estate management preferred.
- 1-2 years of hospitality, office management, or administrative experience; professional training may substitute for experience.
- Lease-up experience preferred.
- Ability to effectively manage and solve problems, take direction from a supervisor, and work in a collaborative manner.
- Excellent time management skills, ability to use a computer for property management software, word processing, spreadsheets, e-mail, and web browsing.
- Ability to write legibly, communicate effectively with people from diverse backgrounds, and monitor budgets.
- Excellent interpersonal skills, good negotiation tactics, and ability to commit to the mission and values of the organization.
- Ability to be flexible to change work plans, proactive, and independent with the ability to take initiative.
- Ability to maintain a professional personal appearance, drive a car, and have a valid driver's license.
- Ability to comprehend and effectively manage complex regulatory requirements, familiarity with laws, regulations, and best practices applicable to Fair Housing.
- Proficient with property management, Microsoft Office Suite, and other related software.
