Position Summary:

The Apartment Preparation Specialist plays a crucial role in ensuring that all vacated units are restored to a 'market-ready' condition efficiently and in accordance with management timelines.

Key Responsibilities:

  • Adhere to all company policies and operational procedures.
  • Conduct thorough inspections of vacated apartments and complete necessary checklists for readiness. Communicate with the Lead Maintenance and Community Manager regarding required services and repairs.
  • Prepare units for incoming residents.
  • Inspect and replace light fixtures as needed.
  • Repair or replace windows, screens, sliding doors, shelves, baseboards, mirrors, and closet components.
  • Assess appliances for functionality and report issues to Lead Maintenance.
  • Assist in the relocation of appliances within the apartment.
  • Produce keys as required.
  • Inspect and repair sink plugs as necessary.
  • Install ceramic tile backsplashes in kitchens.
  • Replace washers when necessary.
  • Perform exterior repairs on sinks, bathtubs, and other fixtures as warranted.
  • Assist with painting tasks when requested.
  • Repair or replace window treatments, ceiling fans, and similar items.
  • Patch plaster holes in walls and repaint as needed.
  • Inspect and perform minor repairs or replacements on bathroom tiles.
  • Change air conditioning filters.
  • Operate carpet cleaning machinery to maintain cleanliness.
  • Provide assistance during apartment cleanouts, including moving heavy items to disposal areas.
  • Complete any additional tasks as assigned.

Qualifications:

  • Minimum of one year of relevant full-time experience.
  • Willingness to undertake all assigned tasks.
  • Knowledge of safety practices in the workplace.
  • Ability to represent the company in a professional manner.
  • Possession of a valid driver's license and reliable transportation.
  • Able to be on call and work extended hours, including weekends and emergencies.
  • Strong attention to detail.
  • Effective organizational and prioritization skills.
  • Good interpersonal skills for resident interactions.
  • Self-motivated with the ability to work independently and collaboratively.

Education:

  • High school diploma or equivalent.

Physical Requirements:

  • Ability to sit, stand, climb, and stoop for extended periods.
  • Capability to walk the property for several hours in various weather conditions.
  • Ability to climb stairs for property showings.
  • Must be able to lift up to 30 lbs. as required.
