Position Title: Apartment Property Supervisor

Work Schedule: Monday to Friday, 8 AM to 5 PM with a one-hour lunch break (subject to adjustments)

Employment Type: Part-time

  • HUD Expertise: The preferred candidate will possess a comprehensive understanding of HUD regulations, including familiarity with the HUD Handbook 4350.3, and experience managing HUD-assisted properties such as Section 8 and Project-Based Rental Assistance (PBRA) programs.
  • LIHTC Knowledge: Candidates should showcase a robust background in LIHTC compliance, including knowledge of IRS Section 42 regulations, annual certification processes, income verification, and compliance monitoring. Experience in managing LIHTC properties and ensuring adherence to income and rent restrictions is crucial.
  • Regulatory Adherence: The successful applicant will be tasked with maintaining strict compliance with HUD and LIHTC requirements, including timely report submissions, accurate record-keeping, and conducting regular internal audits.
  • Tenant Engagement: The Apartment Property Supervisor will be expected to foster positive relationships with tenants, delivering exceptional customer service while ensuring compliance with all relevant regulations regarding income eligibility, rent calculations, and lease agreements.
  • Financial Oversight: Strong financial management skills are essential for overseeing budgeting, financial reporting, rent collections, and expense management while ensuring compliance with HUD and LIHTC financial guidelines.
  • Leadership Skills: The Apartment Property Supervisor will lead a team of leasing consultants, maintenance personnel, and other property management professionals. Effective leadership abilities, delegation of responsibilities, and providing guidance and support are vital for success in this position.
  • Communication and Collaboration: Excellent communication skills are necessary for interacting with tenants, government agencies, owners, and stakeholders. The Property Supervisor will also work closely with asset management teams, housing authorities, and external auditors to ensure smooth operations and compliance.

**Note: This position requires a thorough understanding of HUD and LIHTC regulations, and candidates with relevant certifications such as Certified Occupancy Specialist (COS) or Tax Credit Compliance Specialist (TCCS) are highly regarded.**
