Position Overview
As a Residential Escrow Officer, you will play a pivotal role in facilitating the closing process, ensuring that each residential escrow transaction is handled with care and professionalism. You will collaborate closely with real estate professionals, lenders, buyers, and sellers to guarantee seamless and timely closings, all while focusing on delivering exceptional service and peace of mind to our valued clients. Your key responsibilities will encompass preparing and reviewing essential documents, coordinating with all parties involved, disbursing funds, and maintaining precise records throughout the process.
Key Responsibilities
Your typical duties will include:
- Communicating effectively with clients to manage new and existing title orders.
- Answering phone calls and directing inquiries to the appropriate department or individual with a professional demeanor, ensuring efficient handling of client requests.
- Reviewing title commitments for accuracy, including insured parties, values, and rates.
- Verifying property descriptions against surveys, policies, and legal documents to ensure completeness.
- Assessing title requirements and obtaining necessary documentation for creating marketable titles.
- Scheduling and coordinating closing appointments with all parties involved.
- Preparing escrow settlement documents in accordance with company and legal requirements.
- Conducting closings by explaining documents, answering questions, and obtaining necessary signatures.
- Collecting and disbursing funds and documents to the appropriate parties.
- Maintaining follow-up for transaction completion and policy issuance.
- Filing and recording transaction documents for final policy issuance.
- Traveling to off-site locations as required for closings.
Qualifications and Skills
To be successful in this role, you should possess:
- Strong customer service skills and the ability to act as a liaison with realtors, lenders, and attorneys.
- Knowledge of title insurance, escrow processes, and related terminology.
- Understanding of real estate documents, local procedures, and mortgage lending principles.
- Ability to work flexible hours, including nights and weekends as needed.
- Familiarity with local and state tax and recording standards.
- Excellent decision-making capabilities.
- Proficiency in proration of taxes and associated costs.
Education and Experience
A minimum of an associate degree along with two years of experience in the real estate title industry, or an equivalent combination of education and experience is required.
Licenses
Resident Producers License in the State and a valid State Driver's License are necessary. Notary Public certification is preferred.
Technical Skills
Proficiency in Microsoft Office and industry-specific software, such as RamQuest, is essential.
