Job Title: Community Director

Join FPI Management, Inc. as a Community Director and take on a leadership role in managing a multifamily property. As a key member of our team, you will be responsible for overseeing the day-to-day operations of a small asset/property, managing a staff of up to 5 Full-Time Employees (FTEs), and ensuring the property meets the Client's operational and financial goals.

Key Responsibilities:
  • Oversee and enhance the value of the property/asset
  • Manage the asset to meet the Client's expressed operational and financial goals
  • Supervise all on-site staff, including Assistant Community Director, Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s)
  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community
  • Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing FPI Management, Inc.
  • Develop and manage the site team members, including participating in the hiring, training, and evaluation of employees
  • Ensure all open positions are filled in a timely manner
  • Ensure all employees maintain compliance with various department requirements
  • Maintain occupancy levels as established by owner/budget expectations
  • Oversee and exhibit professional leasing techniques
  • Ensure completion of the monthly Market Surveys and analysis
  • Develop and implement advertising and marketing strategies for the apartment community as needed
  • Oversee and exhibit closing ratios in regards phone and walk-in traffic per FPI policy
  • Ensure that all online marketing sources are updated (e.g., Craigslist) daily
  • Promote positive resident/management relations, to retain desirable residents
  • Develop and oversee the implementation of resident retention programs
  • Ensure the safety, comfort, and privacy of all property residents
  • Ensure move-in orientation is completed consistently with new residents
  • Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover
  • Manage monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policies
  • Participate in the development of and managing to the approved operating budget
  • Accurately process vendor invoices and manage accounting month end
  • Comply with periodic financial reporting requirements, e.g., petty cash, mileage reimbursement, and variance reporting
  • Maintain appropriate resident files, including forms, leases, documents, in accordance with FPI Standard Operating Procedures
  • Responsible for the daily integrity and confidentiality of resident files
  • Ensure that documents and reporting systems are maintained, updated, and organized
  • Meet all periodic reporting requirements, e.g., Month End, Weekly Reports, Collection/Eviction Files, etc.
  • Assist in budget preparation and delivery
  • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures
  • Timely report any/all injuries, illnesses, property damage through the proper reporting channels and forms
  • React calmly and professionally in emergency, emotional, and/or stressful situations
  • Maintain current permit, licensing, and inspection requirements
  • Maintain compliance with OSHA requirements
  • Assist residents with reporting of maintenance needs
  • Document facility and maintenance needs and ensure timely completion
  • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor
  • Follow up on maintenance requests to promote resident communication and satisfaction
  • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures
  • Comply with all Fair Housing Laws and FPI policies and procedures
  • Promote a professional image by adhering to FPI Management's Dress Code Policy
  • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management, Inc.
  • Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.)
  • Perform any and all functions as directed by the supervisor, including special project assistance
Qualifications:
  • Minimum 1 year of experience in a similar leadership role, preferably within Residential Property Management
  • High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required
  • May Require a Valid Driver's License, as well as: a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy
  • Must be proficient in speaking, reading, and writing in English
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet)
