We are currently in search of a skilled Community Operations Manager to oversee our property management efforts in the Santa Maria area. This role is pivotal in ensuring the effective administration of our community, fostering a supportive environment for residents, and leading a dedicated team.

Key Responsibilities:

  • Recruit, mentor, and assess staff performance to enhance team effectiveness.
  • Provide daily guidance and leadership to the management team.
  • Identify and engage suitable contractors, outline project scopes, and secure necessary bids.
  • Conduct property inspections to uphold aesthetic standards and identify maintenance needs.
  • Manage the maintenance program, including oversight of inspections and work order management.
  • Address resident inquiries and concerns promptly.
  • Prepare and manage the annual budget, along with monthly financial reports and invoice processing.
  • Utilize Yardi software for rent collection and financial documentation.
  • Foster a positive workplace culture that encourages collaboration and growth.
  • Provide regular reports to the Regional Manager as required.
  • Report property-related claims in accordance with company policies.
  • Oversee payroll processing for all team members, including any applicable bonuses.
  • Promote safety initiatives and risk management practices.

Qualifications:

  • A minimum of 2 years in a supervisory role is essential.
  • Experience with Tax Credit and Project-Based Section 8 programs is required (2+ years).
  • Strong understanding of budgeting and general ledger management.
  • Knowledge of federal fair housing regulations and relevant local housing laws.
  • Proficient in English, both written and verbal.
  • Ability to effectively utilize common Microsoft Office applications.
  • Experience with property management software, particularly Yardi and Onesite, is preferred.
  • Exceptional customer service skills and the ability to empathize with residents while enforcing community guidelines.
  • Strong problem-solving, listening, and analytical skills.
