POSITION OVERVIEW:
The Facilities Operations Engineer plays a crucial role in ensuring the seamless operation and upkeep of all systems, including mechanical, electrical, plumbing, and safety equipment across designated properties.

KEY RESPONSIBILITIES:
Essential duties and responsibilities include, but are not limited to:

  • Address service requests from tenants or management promptly, including after-hours emergencies while on-call. Maintain detailed and professional records of work orders.
  • Perform routine maintenance and repairs on lighting, plumbing fixtures, walls, furniture, appliances, doors, and locks.
  • Ensure compliance with local, state, and federal safety and environmental regulations, while maintaining the aesthetic appeal of the property.
  • Oversee on-site projects as needed.
  • Assist various inspectors and contractors as required.
  • Maintain a thorough understanding of building control systems, including electrical, plumbing, mechanical, BAS, security, fire safety, and elevators.
  • Inspect new installations for adherence to building codes and safety standards.
  • Conduct basic repairs, including carpentry, flooring, plumbing, electrical, and mechanical tasks.
  • Evaluate maintenance operations and suggest improvements or cost-saving measures.
  • Ensure all fire and life safety systems are operational and that emergency lighting is functional.
  • Manage seasonal programming for exterior lighting.
  • Order and maintain inventory of parts and supplies.
  • Address building leaks and manage water damage repairs.
  • Keep the company vehicle clean and organized; maintain necessary stock at all times.
  • Execute preventative maintenance as per the assigned schedule.
  • Document expenses accurately and in a timely manner.
  • Assist with residential turnover as required.
  • Support the maintenance and repair team as necessary.

QUALIFICATIONS:
To be considered for this role, candidates should possess:

  • A high school diploma or GED, with 1-3 years of relevant experience, or an equivalent combination of education and experience.
  • Proficiency in electrical, electronic, pneumatic, and mechanical control systems.
  • Familiarity with basic hand and power tools.
  • The ability to work independently and complete tasks according to established guidelines.
  • Knowledge of fire and life safety equipment and procedures.
  • Strong communication skills, with the ability to correspond professionally.
  • Proficiency in using smartphones or tablets for work-related tasks.
  • A valid driver's license, with a company vehicle provided for work purposes.
  • A positive attitude in performing all job responsibilities.
