Job Overview

POSITION: Facilities Maintenance Specialist (Full-Time, Non-Exempt)

COMPENSATION: In accordance with California regulations, if this position is performed in CA, the salary range is $20 - $23 per hour plus bonus potential. Eligible candidates can participate in the company benefits plan, which includes health, vision, dental, and pet insurance. POSITION SUMMARY

The Facilities Maintenance Specialist plays a crucial role in safeguarding, maintaining, and enhancing the value of the community while optimizing the living experience for residents. This is achieved by ensuring that all maintenance requests from residents are addressed with expertise and efficiency.

KEY RESPONSIBILITIES (Including but not limited to)

  • Oversees the upkeep of the facility and grounds in alignment with community objectives.
  • Adheres to protocols for the safe operation, maintenance, and repair of all facility equipment, ensuring compliance with health, safety, and OSHA regulations.
  • Responds promptly to work orders, including after-hours emergency maintenance requests, and participates in the on-call rotation with the Maintenance Team.
  • Assists in inspecting public areas and resident units to ensure maintenance standards are met and sustained.
  • Ensures compliance with Cardinal Group, city, state, federal, and EPA regulations regarding air conditioning and refrigeration maintenance, service, repair, and disposal.
  • Follows health department and regulatory procedures to maintain proper water chemistry and sanitation in pools and spas.
  • Maintains secure storage areas, tools, and equipment at all times.
  • Participates in required training sessions through Cardinal U.

QUALIFICATIONS

  • 3-5 years of relevant maintenance experience.
  • Demonstrated customer service skills, attention to detail, and foundational maintenance abilities.
  • Working knowledge of pool service and maintenance is required.
  • High school diploma or GED equivalent is preferred.
  • Must be capable of lifting a minimum of 75 lbs. and working 8-12 hour shifts on foot.
  • Availability to work weekends and respond to on-call emergencies is essential.
  • Ability to embody the Cardinal Culture and Cardinal Core Values consistently.

While performing the duties of this job, the Team Member is regularly required to use hands for various tasks, communicate effectively, and maintain physical activity including standing, walking, reaching, and climbing. Team Members must be able to access all areas of the property and amenities, working in all weather conditions.

Team Members must be able to push, pull, lift, carry, or maneuver weights of at least seventy-five (75) pounds. Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Occasional local travel may be necessary to assist properties as needed or attend training sessions.
