Job Overview

POSITION: Facilities Maintenance Specialist (Full-Time, Non-Exempt)

COMPENSATION: In accordance with California regulations, if this role is performed in CA, the salary range is $20 - $23 per hour with potential bonuses. Eligible for participation in the company benefits plan, which includes health, vision, dental, and pet insurance. ROLE SUMMARY

The Facilities Maintenance Specialist is chiefly responsible for safeguarding, maintaining, and enhancing the value of the community while optimizing the living experience for residents. This is achieved by ensuring that all resident maintenance requests are addressed promptly and effectively.

KEY RESPONSIBILITIES (Including but not limited to)

  • Oversees the upkeep of the facility and grounds in alignment with community goals.
  • Adheres to safety protocols for the operation, maintenance, and repair of all facility equipment, ensuring compliance with health, safety, and OSHA regulations.
  • Responds to maintenance requests in a timely manner, including after-hours on-call duties, and participates in the on-call rotation with the Maintenance Team.
  • Assists in inspecting public areas and resident units to ensure maintenance standards are met and upheld.
  • Ensures compliance with Cardinal Group, city, state, federal, and EPA regulations regarding air conditioning and refrigeration maintenance, service, repair, and disposal.
  • Follows health department and regulatory guidelines for pools and spas to maintain proper water quality and sanitation.
  • Maintains security of storage areas, tools, and equipment at all times.
  • Engages in Cardinal U training as required.

QUALIFICATIONS

  • 3-5 years of relevant maintenance experience.
  • Strong customer service skills, attention to detail, and foundational maintenance abilities.
  • Knowledge of pool service and maintenance is required.
  • High school diploma or GED equivalent is preferred.
  • Ability to lift a minimum of 75 lbs. and work 8-12 hour shifts while standing.
  • Availability to work weekends and respond to on-call emergencies.
  • Ability to embody the Cardinal Culture and Core Values consistently.

Specific vision abilities required for this role include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Occasional local travel may be necessary to assist properties as needed or to attend training sessions.
